I've lived here for a year, at first things were fine but that soon changed when I got new neighbors. I can hear them argue word for word. The walls are thin, particularly the adjoining walls and i've been woken up by arguing and people playing music around 6am. My apartment is nice and it has lots of storage space but the air conditioning is very temperamental, my hot water also broke and although the guy came around to fix it the same day. The grounds of the apartment have gone downhill since I moved in, it just doesn't look as nice as it did. My lease is due to end and I was considering a 2 bedroom apartment (currently have a 1 bed) but they have put the prices up. They took the floor plan information down off their website and changed all the information around the office. A 2 bed had cost around 850 but now they are telling me it is 940. I've already found a comparable apartment for 840 in another complex so I'll be moving there instead. Office staff aren't really that helpful, I just feel like they're on a sale pitch.
The gate is also currently broken and remains that way. The gate is really just there as a false mode of security, it's so easy to get in. I've seen people hanging around the gym facilities with pitbulls who obviously didnt live on the complex.

I can confirm the statements made in this review. We moved in two months ago. In our case the neighbors upstairs are sometimes noisy and you can hear it all, like vacuuming the apartment at 10.30 pm or just TV or dishwasher noise. When they walk it sounds like the ceiling is coming down. The apartment itself is ok, but the quality of the structure is miserable.
I am actually ok with the grounds. The gate though has been broken for a while and it seems that no one at the office cares. There is supposed to be a guard watching the gate at night I guess 3 or 4 nights a week, but I haven't seen him in a while. Security is an issue here. It doesnt feel like they are doing much to increase security, but that is just a feeling.

I confirm all these statements. Crime is quite high but management advises its not their job to let the tenants know what is going on. They say its up to the police department. I have complained for the last year about marijuana smells, loud music, yelling and screaming in the parking lots, terrible parking conditions, constant car breakins, now we just had a report of an alleged sexual assault. The victim was stabbed and raped by the mailboxes!!!!!!!!!!!!! How alleged is that. Now they want to send out letters. Then they raise the rent! I am moving as soon as I can. I pray everyone is safe, but if you live in SOuth Terrace you may as well start wearing bullet proof vests.
Management has let the "Durham" into the community. Terrible management and Book keeping. Illegal water billing system! Water bills fluctuate depending on the vacancies in your unit. Some water bills reach $60 to $100 per month. They apply your rent check to the water bill first and then give you a $6x dollar late fee saying you didnt pay all your rent. Even though your check states... "October's rent." because they know no one is going to pay that ridiculous water bill.
Do not keep their promise. No upgrades to any of the fixtures as promised when i signed my lease. I have documented multiple requests to no avail. No security at all. Gate has been broken 80% of the time I have lived here. Management is rude and obnoxious. Front desk employee is quite sarcastic. BOOKKEEPING sucks! Management does not care at all! They peg you as a complainer and don't answer phone calls or letters. Per the water bill company... the water bill is billed per what South Terrace of Auburn tells them to bill!!! I called them, this is what they told me! Multiple car break ins. When gate is fixed the gate door is wide open for burgulars to walk through. No neighborhood watch in place at all. They care so much about the property and value it so much that not one member of Management resides there. Broken glass from cars that have been broken into stay in the parking area for weeks. You can wake up any weekend morning to find beer cans and broken beer bottle in the yard and in the parking lot. Loud weekend parties. 5 families staying in one apartment. The list can get longer. i hope you heed before you sign the lease!
One more thing, the apartments have been sold 3 times in the 14 months I have lived here. Companies come in buy the property, raise the rent, then give discounts to raise occupancy then sell. Meanwhile the neighborhood is going down the drain and no one cares about the families that reside there, especially not management.
