A Sad Reality

We have lived here at Southpoint Crossing, originally Archstone, for nearly three years now. In that time, management has changed, and several of the conditions have declined significantly.

First, to discuss the choosy enforcement of lease terms. It is stated in the lease that "any pet MUST be removed from the premises if lessor's sole discression it is determined constitutes a nuisance or creates a disturbance or poses a threat to the safety of any person or property." Recently there was a dog biting incident where a current resident's dog bit a neighbor. The dog according to state law was quarantined for two weeks, however, months later is still on the premises. In a separate incident, a resident's dog was allowed to reside at Southpoint Crossing, with full understanding of the dog's breed -a Staffordshire Terrier. The office staff determined just one year later that the dog resembled an aggessive breed and refused to renew the tenant's lease (although the dog has never showed agression upon any resident or caused disturbance.) If you would ask any neighbor or the younger maintenance man (who did have an agressive breed mix on the premises prior) they would all agree that these dogs are not a threat. Also, a resident who recently acquired a purebread German Rottweiler was told by a member of the office staff that if any one asked what kind of dog it was, to tell them it is "a mixed breed." There are currently 2 Rottweiler's, an Akita, and several Pitt Bull's living here under the current management. If these dogs are all on the "agressive breed list," and they are still residing here, they why are others of questionable breed getting the boot.

Second, is the issue of pool hours. It is stated in the North Carolina Lease that pool hours are from 8:30am to 10:00pm. However, nowhere on the premises are pool hours posted. They have to post lifeguard and pet signs, then why not post hours (if they are going to be enfoced by law officials, who also took notice that they were nowhere to be posted.)

Third, to discuss the issue of unnessary apartment entry. Normally when the office staff has either newsletters or notices, they are tucked inside of the resident's main door. When the office notified me to let me know that I had a notice, I told them I would not be home and the time, but to leave it on the door as usual. When I returned home, however, the notice that was suppose to be left in the door, was sitting on my kitchen counter. Why''' I know that they have a right to enter the premises, but was this necessary'

Forth, the issue of the efficiency of maintenance requests. There have been several problems surrounding the issues of mold, mice, termites, spiders, and other unidentified critters. Forget about anything being taken care of promptly. If you have a maintenance emergency (such as maggots on your pantry ceiling, mice or spiders), hold tight, because the Orkin man is only contracted on Thursday's. You will more than likely have to wait till the following week to have those problems resolved.

Fifth, the VEHICULAR DETERRANTS (aka. entry gates). Within the last year, the gates have maybe worked for a period of about two weeks straight, and then they are once again broken. This place is definitely not concerned about the quality of life, and you pay way too much for what you get (not to mention, having the gates hanging there all of the time looks somewhat ghetto.)

Lastly, if the community deems it necessary to not renew your lease, don't expect a reason, because apparently they do not have to give you one (as I was so promptly told). Huh...Promptly...Southpoint Crossing...Definitely two words that shouldn't be used together.

was all these problems before or after archstone sold SPC?
