Lived on Louise Circle from 1997 - 1999. Had no problem taking a six-month starter lease; when I renewed for another 12 months, my rent was raised an additional $5.00 per month.
I do not remember if they asked for a pet deposit or not. There was no pet rent. Whatever security deposit I gave them (I'm guessing it was $100, could have been more) was returned when I moved out, minus $40 for what it cost them to sweep and wash the windows. (If I had done those things myself, I would have had the deposit returned in full.)
Maintenance requests were returned promptly. You could call 24 hours and the call would forward to a pager and someone would be in touch with you within 4 to 6 hours. I especially liked the floorplans. Never a parking problem, I did not see the police one time. Mostly young families, grad students were living there at that time.
Minuses: thin floors, at least when you have a family with two small kids living above you. There were roaches, but I put boric acid down every two months and did not see them again.
Assuming they have the same management, I woudl recommend Trinity as a good place to live if you don't make enough to live near Southpoint.
