Compared with other apartment complexes in Durham, the rent here actually isn't that bad ($400 per month per person). However, that is the only positive attribute of Washburn Court. The place is swarming with cockroaches. Ask the management to do anything about them and they'll tell you they're not cockroaches, just "waterbugs."

On more than one occasion the toilet, sinks and bathtub spontaneously erupted with sewage and other refuse. The cause of this little problem was determined by a plumber to be tree roots that had grown into and backed up the pipes. However, when a similar eruption took place after our moving out the management tried to blame us for it, saying we had flushed some foreign object down the toilet.

So, be prepared to get screwed out of your security deposit. After cleaning the apartment to near spotlessness, I was charged for finding cat hair in the apartment (I never owned a cat), blood in the refrigerator (yea, I'm just going to leave blood lying about) and for trying to intentionally "hide" other damages. They will also tow your car at the drop of a hat.

All in all: full of bugs, and the property manager will lie to your face. Enjoy!

? The management company is honest. The rent is reasonable and towing is enforced because of the close vicinity to Duke ( it's in all leases and addendums, you can't miss it). Management gives each tenant a move in inspection form when they take possession. Fill it out and pay attention and all is well. Management takes pictures when you move in and move out, you should do the same. Have any damages/cleaning/painting above normal wear & tear done before you move out and you will get a full refund of the security deposit.
