Nice apartments, horrible location

The apartments are generally very nice--new appliances, spacious floorplan, all-inclusive rent which includes cable and washer/dryer--but the location of the complex has become a deal-breaker.
It's right across the street from a high school, which has proven to be surprisingly noisy. We live in one of the buildings that is furthest away from the school, but we can still hear the marching band practicing loud and clear and the tardy bells going off during the day. I can't imagine how loud it is if you are in one of the buildings closer to the school. Kids that are skipping school like to hang out in the complex's parking lots. Also, since the complex is situated between High Point Road and Vanstory Street, people who don't live here are constantly driving through blaring loud music. I think the walls are really thin, too, because we can hear every step someone takes down the stairs outside and every move of the children that live in the apartment next door. It's almost impossible to have a moment of peace and quiet here. I've had to start sleeping with earplugs every night.
I feel like the safety of the area continues to decrease. Shortly after we first moved in, one of our neighbors told us that a few people had been held-up at gunpoint--including him. During the first year we lived here, the gas cap was stolen from my car. Flyers for various clubs and parties are always left on the cars in the parking lot and I've seen lots of homeless-looking people walking between buildings. Police cars and firetrucks show up to my building at least twice a month, and I still have no idea why. We sometimes hear random gunshots at night. The lights in the breezeways of the buildings are on timers that aren't adjusted for the different seasons, so during the winter months, it is pitch-black in the morning at 7am--which can be terrifying, considering everything I've just described. In fact, I would be scared to walk outside at night if I didn't have my dogs or another person with me.
Other things have made us want to move also. People routinely let their dogs poop on the sidewalk--not the grass beside the sidewalk, but the actual sidewalk--and I even walked out my door one morning to find that someone had let their dog poop ON MY DOORMAT. The staff's response to this is just to leave threatening notes on everyone's door, which I don't appreciate since I actually clean up after my dogs. I have had to kill countless spiders in the bathroom. We have had problems with our air conditioner for the past two summers, but maintenance only does temporary solutions (the maintenace guys are always super nice and helpful, though, so that makes me think their hands are tied with the management). The pool is pretty nice--even though it is way too visible and too close to a main road--but it is almost always crowded with rowdy kids, so we rarely got the chance to use it.
We have lived here for almost two years, but we would have moved after the first year if we could have afforded it. When we renewed our lease, management raised our rent by an extra $20 a month. We are counting the days until our current lease is up so we can move to a better part of town.
