The Facts

I have lived in Bridford Lake Apts. for over 3 years and these are the facts during that time. I would recommend that you ask the staff about it (although they may not know since the complex has changed hands 2 or 3 times since I've been here).
)The 'security' gates are broken more than they're working. I've asked about the problem and the usual response is "lightening got 'em". Meanwhile, non-residents enjoy the swimming pool and carwash facilities.
)The hot tub hasn't worked since summer '05 and worked on and off before that. When it does work, it's often full of small children using it as a heated swimming pool. The chemicals are often so strong that the smell of chlorine feels toxic. Rarely is it very clean, either.
)While I know the geese are supposed to be 'protected', they are annoying and nasty, depositing 'waste' all over sidewalk, pool deck, grounds and parking areas. At least the pets go in the grass...I don't have to walk there! Geese nest around the pool in the Spring and are dangerous as they WILL attack. They almost killed my dog while walking on the sidewalks. Also, they ducks and geese greatly enjoy the 'cement pond'...not sure about the sanity of swimming in it after they've pooped in the water.
)Trash is a pretty major issue. Most days it needs to be compacted more often to avoid the stench and rodents.
)The grounds maintenance used to be immaculate, however, with the changing of ownership and apparently decrease in residents, the budget has decreased for that as well. They are good about blowing after they mow...they blow all the trimmings right up in the corner of my porch next to the front door.
)The only time our furnace filters get changed is when we go to the office and ask for a new one. Otherwise, they are all clogged.
)Outside security lighting and garage operation was without power due to they "forgot to pay the power bill".
)Patio furniture around the pool is in an ill state of repair. There are more broken chairs than good ones. They haven't replaced any since I've been here.
)Record-keeping seems to be a challenge in the office. Keep good records of your rental payments and be sure that all rates are in writing and signed as the staff changes often.
)Don't expect a discount just because all of the 'amenities' aren't functioning.
)Security is an issue. My teenage daughter and I don't feel safe in the complex. She has been approached inappropriately several times and a young man stood outside my dining room and 'relieved' himself in the shrubs one morning as I was getting ready to take my daughter to school.
)Parking is interesting. Should be enough for the residents, however when the building is over half empty, you still can't find a spot.
)My advice-Do your homework, ask the questions, look around. It's hard to ignore the facts.
