All in all, a pretty good place.

I lived at Lake Brandt for a little over two years and never had any major issues with maintenance and management. I had a few maintenance issues over the two years and they were always taken care of pretty quickly and properly. The office staff were always nice and professional, especially the manager, a very nice guy. The apartment buildings themselves are just okay, very, very thin walls and overall cheap construction, but not really any different than any of the other places I've lived. I could always hear most anything that was going on in the neighbor's bedroom that was next to my bedroom. Also, I could hear every step from the neighbors above due to cheap plywood flooring and the loud creaking it causes, but again, that's pretty much the case anywhere you go and I even had the same issue in a home I owned. Construction just isn't what it used to be, pretty much all across the board. I lived on the first level and the stairs were attached to the apartment and, yes, I expected there would be noise, but not as much as there actually was, so I would advise any potential renters to avoid any unit attached to the stairs, if possible. Parking was never a problem unless you came in after 8:00 or 9:00 at night and then you would have to park a good ways away from your place, but that's pretty typical at most places. The grounds were always kept pretty neat and the indoor/outdoor pools seemed to be kept well-maintained when I saw them, although I did not use them very much. I did often see dog excrement, but the management would always leave notices hanging around the complex and in everyone's monthly statements to try and curb the issue, but if you have rude pet owners, there's really only so much you can do about that, but at least they were trying. I never had any issues with roaches, ants, or any other pests or rodents. Trash was always picked up on a regular schedule and I never had any issues with full or over-filled trash dumpsters. Every morning, several maintenance members would be out cleaning up any trash that any sorry or rude tenants left lying around on the grounds, so in addition to being neat, they were kept pretty clean. Upon moving out, I never received my initial deposit back, even though I got a clean report from management upon moving out. But, I've lived in lots of apartments over the years and have come to expect that I'll never see that initial deposit once I write the check. They will almost always come up with some "fee" or charge in order to not have to return it. At least the deposit is minimal (mine was less than $200). If you rent a home or condo from most real estate management companies, you will have to fork over an entire months rent before you can move in, so I don't consider that to be a huge issue. Overall, I paid my rent on time, gave the required 60-day notice before moving, took decent care of my place, and did not cause noise or other problems for neighbors, so I had a good experience there.
