Not recommended and it is a shame because they are really nice on the inside for an apartment. Unfortunately what makes the place unbearable is the staff and the lack of care about their job and community.

My husband and I with our 2 children move into our apartment in July of 2005. The apartment was clean, quiet and a really large for a 3 bedroom. We decided to pay more for a nice neighborhood and the extra room. We loved our neighbors they were all nice and courteous. Around six months after we moved in our nice neighbors moved out to purchase new homes and that is when most of the problems started.

We lived in the second phase of the complex they had a third phase that they could not find anyone to fill and they were empty most of the first year we lived there. So what I feel was out of desperation they let people move in that were what I would say not so caring about their community. They NEVER picked up after their animals and their kids would through trash all over the place. Maintenance would not pick it up for days and sometimes even weeks. This made the place look more like a dump then an apartment community. The smell from the animal waste was horrible when you lived on the first floor. You could not open your windows because all you would smell was the waste. When you would notify the management team they would say that if we ever saw anyone not picking up after their animals then to have us call and notify them. They would charge them for the cleanup. The problem with this is that I have a full time job. I do not have time to monitor my neighbors and picking up their animal waste. They never did send anyone out to pick up the waste. Thank god for air conditioning or we never would have made it through that next summer.

Another great thing about the apartment was that it has 2 very nice playgrounds and two very large pools with BBQ s. The bad thing was that the pool in the new phase (away from the office) was being vandalized and was closed most of the summer. This would leave us taking our kids to the pool by the office. This would not have been bad but that is where the college kids hung out with the profanity and the drinking. Not a great place to bring your kids when they are wrestling around in the pool and tossing each other around. My husband and I decided to purchase a membership at a place where it was always open and we did not have problems with drinking, vandalism, and profanity. The park was great basketball courts, large slides, swings everything you would want. Unfortunately the basketball courts were filled with adults that lived in the houses around and the kids could never play. The park was great but one day we were told to leave by another parent because one of the kids (parents not around) had a knife and was tossing at the feet of other children.

Ok this may seem like I have something against this place but I truly believe this place could be nice if management would get rid of the problems and run this place correctly. My husband and I are in the process of purchasing a house so thank god we will not be here much longer.

So if you want my opinion to live here or not, I would say if you are a college kid, drug dealer, or if you don t have children and don t care sure. But if you have children and want to find a nice place to live and you are ready to take the next step and purchase a house. You are looking at the wrong community.

Signed
Very disappointed with management

When we moved out of our apartment it was a nightmare. The office like always was under staffed and we could not do a walkthrough with an employee. We were moving out of the state so we could not schedule another appointment with them to complete the walkthrough.

Now mind you we have written a few letters to the office and called many times to have the carpet by the front door fixed because it was splitting where they put it together. Maintenance never came out to fix it. We also had a blind that was sun burnt and it was turning yellow and looked droopy. We also contacted the office to have them fix it and they never did so.

So we moved out cleaned and left the state. Two weeks after moving we received a bill in the mail from Laurel Springs for the replacement of the blind and to repair the carpet. I called and spoke with the office manager about this he said that he has no record that we ever turned in anything to have the items repaired or replaced. I had copies of the letters that I sent and told him that I would be happy to send them to him. He advised me that it would not help because I could just type them up now and act like I sent them a long time ago. He said that any letters or maintenance issues would have been placed in my folder. I replied with if you did not change office staff so much maybe they would not have any incompetence in the office and it would have been placed in my folder. I explained to him that the carpet was ripping where they taped it together and the blind was burnt that that is not my fault. He advised me that the carpet was not ripping at the seam but it looked like we had a hole in it. This was at the front door against the metal strip and you could see the tape under the rip. He told me he had pictures to look at and he would not take that off the bill. When we talked about the blind he advised me that if I would not have left it closed all the time it would not have done that. It was my negligence that created the blind to get sun burnt. I told him that I refused to pay these since they were normal wear and tear and hung up the phone.

Two weeks later I got a bill from a collection agency for the cost of the blind the carpet repair and fees for the collection agency. I decided to pay and cut my losses and a $350.00 bill was not worth destroying my credit.

My suggestion would be if you have to ask more then one time to get something fixed then I would send them a letter in the mail certified with a return receipt. When you do move out do not let them tell you that they are short and that they do not have anyone to do a walkthrough with you.

I moved out only after contacting HUD (who I have a family member who works for them) and talking to a attorney. Please read my review "Seen it , lived it, hated it" If i find out that they reported to my credit after i was forced to break my lease I WILL have someones JOB and MONEY in the BANK. Because I WILL SUE the crap out of them. In fact I think I will file a complaint with HUD for descrimination which is against fair housing law.

Ok well i live here and see that you are out of your mind! First off it seems your respones just says your money hungry. To the main thing that you need to get stright is that it is against fair housing to say no to someone that may look diffrent! And the place looks clean to me, so i dont know where you get all of that. To me it just sounds like you are a jerk and money hungry. Have a Great day.
