The apartments on the outside are actually nice to look at. The landscaping is not horrible but does need help. I have a dead bush outside my door that is an eyesore. As far as the inside is concerned, horrible! I am a military spouse who was stupid when it came to finding a place as quickly as possible and my husband only had 1 week for house hunting leave. I saw these apartments online and thought they would be great. We came up for 4 days and were unable to see a model due to "renovations" but fell in love with the online tour. Our leasing agent assured us that our apartment will be clean and ready to move in within a couple of weeks. We did all of the admin stuff and got the apartment. Unfortunately, we signed the lease without even seeing our apartment. I have heard form numerous neighbors that they never saw their apartments before they leased either (how convenient). Upon entering the foyer, the smell of pet urine filled our noses. The carpets were filthy and in one of the bathrooms, the toilet seat was completely cracked in half. The outlet for the dryer wasn't connected to the wall, it was hanging from it. The carpets were filled with stains and the stench of urine...I was very disappointed. Even the guardrail for the stairs was disconnected form the floor (very unsafe!) The tub was cracked and there was a massive hole in the wall where a previous dryer vent was probably located. The sinks had numerous cigarette burns and broken fixtures. After having filled out my inspection checklist, I asked a leasing agent to view my apartment. She was even shocked, obviously not inspected before leasing...very bad! Even after numerous calls to maintenance to get everything fixed, minimal work has been done. I have now been her for 3 months. I am very upset about my choice to live here. I cannot wait until my lease is up!

I used to live there. I believe your concerns, I do. What I did was call the Department of Housing of Jacksonville. They will come and do an inspection for you. If there are too many strikes, he will fine the property management. Ask for a statement from the inspector, and bring it to your lawyer. That's what I did, and the manager at the time wasted no time to fix EVERYTHING I had complained about. Oh, and the extra respect from them from that point on was a plus too. :) Good luck! (I hated my time living there... and I hated how rude ppl in Jacksonville was.)
