What they don't tell you up front is that this complex will charge you a minimum of $65 to perform the cleaning for the next tenants that move in and there is very little you can do to avoid it.
It appears that they will go to nearly any length to make sure they get a free cleaning from the previous tenant. The only way to get your fair share is to do a complete inspection of your apartment upon move in and force them to do another cleaning if there is any dirt ANYWHERE in the apartment. Please note that they will charge you $65 for any dirt that they find. This includes any crumbs in drawers, rust from the screws on the toilet, or anything else they can use to justify the cleaning. They do this because they don't want you to clean. They want a professional service, but they are not up front or honest about their reasonings when you move in and would rather hit you upon move out when you are no longer important to business.
Of important note to the handicapped, elderly and frail, Vista is the only realty company I know of that REQUIRES you to clean under your fridge and oven, which means having the strength to move them. This is difficult in the town home style apartments as the fridge is wedged between the A/C unit and the oven, which means it has to be pulled out twice to gain access behind the fridge.
This $65 minimum fee will not include any other things they have to replace, which includes normal wear and tear on the burner pans.
Other issues:
There are drug dealings at this complex. The management office will take every step to evict these people, but they need proof, which usually only comes from an actual bust by the police, or a tenant willing to talk.
The people at the management office at the apartments are nice, however the Vista Realty management at 5199 Country Club Rd # B, Winston Salem, NC is rude and has exhibited poor customer service skills when I have worked with them in person and over the phone.
This complex also keeps empty apartments as long as it has a lease on it. This means that if you have to break your lease, it is up to you to find someone to take the apartment from you, otherwise the office will show other available apartments for lease and not yours so that they can retain your revenue on their books. I am not sure why they do this, but I also have evidence that even when they don't have any apartments available, they still will not show apartments and tell prospective renters they have nothing available.
Also, the construction materials and painting methods are cheap. Paint chips easily from sills, and the bathroom ceiling coating fell down because it was not properly primed. Electical outlets are not properly anchored to walls and often swivel, or feel like they are going to fall out.
Finally, the complex across the street is also owned by Vista realty, so if you're planning on renting in Lewisville, good luck. Not only do they have a monopoly on apartments for the local schools, they are also cheap to rent. And yes, you get what you pay for.
