UPDATE: September 2009
So we've been here almost a year now and I would like to update our views about the complex we live in.
Parking: More than adequate. Never had an issue about finding a spot for my building.
Noise: Quiet as a mouse about 99% of the time. Every once in a while there will be a party in an apartment building adjacent to ours, but one phone call to the Matthews Police Department and the noise stops.
Grounds: Sadly, irresponsible pet owners still do not pick up their pet's messes. There are ample "doodie" stations all over the complex but there are a lot of renters that just don't give a damn about trying to make the grass crap-free.
Safety: I have not noticed any crime, drug-dealers, or shady looking people in my time here so far. There have been notices sent by the complex stating a few vehicle break-ins, but haven;t received or heard about any violent crime.
Construction: This is where, in my opinion, Paces Commons really lacks. The building are VERY old. The exteriors of all the buildings are horrid. Paint gone and peeling. The wiring my apartment is so bad that I've had to purchase voltage regulators because the power flickers constantly due to there only being a very few circuits through out the whole apartment. Master bedroom / master bath / living room / patio / guest bath / guest bedroom are ALL ON THE SAME CIRCUIT!
The appliances are very old but they do work. 75% of our cabinets in the apartment will not close. Drafts from every window and door (I've had to seal them with silicone myself). The heating and cooling systems in the apartments are ancient, very inefficient, and basically can't handle keeping the apartment cooler that 75 degrees.
Lastly about construction: Roaches! We are a clean family, daily vacuuming and a very tidy house but we still SEE about a roach per week that we have to kill. We have been pulling our hair out trying to figure out where they are coming from! Talking with the apartment management they say that there is no roach problem and that the bugs are "palmetto bugs". Who are they trying to kid' Like people aren't smart enough to know that a palmetto bug IS JUST ANOTHER NAME for the American Cockroach'
Maintenance: They are prompt, they are courteous, but those are the only good things that I can say. They've "fixed" my AC in the summer by adjusting the thermostat to read 5 degrees cooler than it actually is because they couldn't actually fix the unit. Like people don't have thermometers of their own' I even have an IR laser thermometer and verified that they just tried to trick their renters. 90 degrees is 90 degrees regardless of what the unit thermometer reads.
One day, they came into my apartment looking at windows for seal issues and marked a few windows in my apartment with an "X" in permanent marker on the window to reference a bad window. That was 6 months ago and nothing has been done. I just look at the "X"s every time I look out a window.
Staff: Friendly and helpful. Never had a complaint.
Overall: Although Paces Commons has some issues that, in my opinion, they really need to work on, I do believe that this is an acceptable place to rent from for the rent that is charged. If the rent when my lease is up goes up much higher, I shall go elsewhere.
Original Post when first moving in:
We recently moved to this complex with a fair mindset. Anything would have been better than the previous complex we lived in. So far, Paces Commons has been a pretty good decision. If planning on moving here, please understand that this complex is very old. We ran into an unpleasant surprise when me moved in. Since the building is old, the wiring in the apartment is pretty insane. All the outlets and lights for the living room and master bedroom/bathroom are on the same circuit/breaker. It would normally be fine if a family has minimal electrical devices. Since everything is on the same circuit/breaker, we have tripped the breaker a number of times. It can be annoying to blow dry your hair in the bathroom to have all the lights go out in the living room, bedroom and bathroom while the computers and televisions power off.
During the weekdays, everything is nice and quiet, but unfortunately every weekend since we've been here, we've had to deal with one rowdy apartment in the building next to us. Other than that, the noise is very minimal.
The appliances and cabinetry leave a lot to be desired...I don't think the interiors have had an upgrade since the 1980s, honestly. None of our cabinets in the kitchen and bathrooms close properly nor are they aligned correctly.
The upsides to this complex is that most of the neighbors are very friendly, the grounds are beautiful except for irresponsible dog owners who are to lazy to clean up after their dogs. The complex provides quite a few "waste" stations that are always clean and fully stocked with "poop" bags, but for some reason, quite a few owners are still too lazy to keep the place where they live, clean.
The prices are currently very affordable, I haven't noticed any crime since moving in yet and even though I do walk my dog at night, I haven't had any reason to feel afraid.
My family has only lived here for a short time, but from what we have experienced with friendly office staff, and very courteous maintenance staff we recommend this complex.

Just wait until this summer when you start seeing drug deals in the parking lot when you are walking your dog....better yet be sure to visit the pool in the summer too to see all the stumbling drunks fighting with each other.
