Like the banks, I believe this place would rather have empty units than negotiate. After hearing stories and experiencing firsthand the strict non-negotiation policy, I would not go further with the current management who is not particularly nice. They have not been responsive to several basic maintenance requests of either my unit nor of common areas and like most places, probably arrogantly do not consider these reviews of any impact.
Lastly, I cannot say for sure, but I think to some extent, that rents are based on management impression of your ability to pay. I believe that there is probably a fair amount of low cost/income housing that is offered here. As for residents, I don't know where they are as I see very few ever and even fewer seem to be very communicative. Definitely not a singles environment but not even sure it is a family environment either.
On the positive side, it is in a great location, the pool is nice, there is a decent gym although not ever maintained in any way, and the apartment size relative to price for the area is probably better value.

Thanks for the information. I have been there and the grounds are not maintained.....the grass looks horrible, and cars are parked on the steets....not something you'd expect in the Brier Creek area. The homeowners dues for the unit I made an offer on is $109.00/month. The unit I made an offer on already had two contracts in front of my offer......the realtor isn't even professional enough to put a "under contract" on the for sale sign. He even suggested that we up the offer to be put in front of the other two offers. We wasted valuable time and gas and in hindsight it's not going to be a great place to live.....

Have you had any issues with mice or snakes? I read that in a pervious post. What do the homeowner dues go for if not to maintain the property since you said it is not well maintained? Low income people were mentioned - is that synonomous with loud thumping music all times of day or noght from automobiles and home stereos, etc. or are you basing it on just how the people looked? Who is responsible for the yards of each home (front & back) the homeowner/tenant or the association?
