My husband and I lived in BP for almost 3 years from about the time they opened and at first it was great, in fact things weren't all too bad until the complex was sold by Trammel Crow, summer 2005. After that point management was almost non-existant. When we moved our apartment had some wear and tear after 3 years but for the most part looked great. We figured we'd lose some of our deposit or even all of it for maintenance after 3 years but NEVER expected what happened. Management decided that we owed $1200 in repairs to the apartment including new carpet, new linoleum, new paint, wall repairs. First of all don't they paint apartments automatically when new tenants move in' Our carpet was in great shape-no stains. Our walls in the laundry room had puckered from poor construction-condensation in the walls and we were asked to pay for this'... We were willing to pay for ripped linoleum but we were completely taken advantage of. So we asked for an itemized statement showing the damages we were claiming and estimate of repair costs-We asked this THREE TIMES and never received it. We also dropped by the office several times during daytime hours to try to resolve our issues since no one was returning our calls and found the doors locked all the times we tried. TAKE PICTURES of your apartment before you turn in the keys if you live here. We have had no recourse-it is our word against theirs and there is nothing we can do about it. If it goes to court we have no pictures to prove that they are LYING about the condition of our apartment. TERRIBLE MANAGEMENT and ownership and questionable practices-We were completely screwed. Other items that prospective renters might want to know: LOUD music all the time from both apartments and cars, we had people downstairs with TWO Rottweilers, a pit bull and another Rottweiler in the next building, Large groups of 20-30 people would hang out at the pool until 12-1:00, people would grill out in the pool parking lot like they were at a tailgating party until 12-1 as well. Don't YOU want to live here' It looks pretty but don't be fooled...

Just a heads up... they too have to prove it in court if it is actual damages incurred by the company as a result of your residency. They should not only have to provide photos but samples of the carpet, vinyl floor, and even sheet rock. I too would also ask for invoices to see if the work was done. Further, you should only be responsible for prorated depreciation of carpet and vinyl with the life span of these materials being about 5 years. After 3 years of living, I would image the total for flooring value to be only $600 MAX. Painting is only $150 MAX as well. Just a thought...
