OK community with very dishonest management

Actually my review would have been somewhat nicer if there weren't for the "last straw" which is the move out inspection report.
Positive things first. It's a golf community. Not upscale by any stretch of imagination but fairly nice overall. Note: if you have kids and do care which public school they'll go to, move on to look elsewhere. Ours is not even a year old so it wasn't an issue.
Neighbors are generally middle class. Recently "white flight" has become more evident, which is in my opinion stupid. We never had any problems with neighbors.
Their athletic club is not bad, too. Crowded at times, but you can play basketball, volleyball, run on treadmills and lift weights. If you're into this, you'll like this part over there.
It is generally fairly quiet. A couple of people on bikes or tuned up civics will bother you ocassionally but it's not something to worry about too much.
Now, the moving out report... Just to provide the context, imagine yourself scheduled to get up at 6 o'clock in the morning, and drive a Penske truck for two days to Denver, CO. My wife and I stayed up till 2 in the morning cleaning the place cuz we thought, hey, we are clean (and we are! we have to. asthma, allergies, you get the picture), we'll get out deposit back.

Alright, so this document lies in front of me, signed by Erik Enberg, one of their managers. Let's go over it real quick.
Reason for leaving: Early termination, can't navigate stairs. Hmm, I'm 29, my wife is 28. Not exactly members of the US Olympic Team, but not known to have any problems with stairs either. Wait, our son can't navigate stairs! Neither can he walk or eat by himself. Oh, but he's just 7 months old. I guess, it doesn't count. Or doesn't it' There was no early termination. Our lease was set to expire 8/31. We left on 8/12 fully intending (as we should have) to pay the full amount, and we did. Why they had to make this up is beyond me.
They charged $100 from the deposit for cleaning "tubs, baseboards, oven, fridge, etc". I don't know what etc means, but everything except perhaps the oven was in the IDEAL condition when we left it. The oven might have some spots that I couldn't take out even with the killer spray.
Now... Carpets. "Stains removal" $62.50, "patch 1 stain" $65.00 The only stain we left was on the second floor. Here's the deal. After our first year of lease they offered a "free" carpet cleaning. Most of the carpet they did clean reasonably well, but they left TWO greasy stains with their cleaning equipment: one downstairs, the other one upstairs. We did manage to clean the one downstairs. The other one survived multiple cleaning attempts. My actually went to the office to report the stain, and the girl named Devon said it would not affect the return of the deposit. Well, apparently it did.
Here's the most hideous charge "4 cabinet drawer faces water damage". I'm at a loss of words here. We had never been flooded, and I didn't notice any damage that we could have inflicted otherwise. If we had, we'd have called them up and asked to fix it cause we wouldn't have tolerated to live in a dump ourselves.
"Total charges against the account $422.50"
So we ended up owing them $172.00 which was generously waived by the son of a b..., I mean, Mr. Erik Enberg.
So the bottom line is: overall the place isn't really all that bad. However, be prepared to deal with some -------s from time to time, and treat your "Deposit" as a non-refundable fee. If you're ok with that, you shouldn't have too many problems.
