I am a 2yr.-plus resident at Summit Crest, so I think I am a good gauge of its quality. I'll summarize the issues already brought up below, with a letter grade following each:

1) Staff: There was a staff turnover approx. 8 months ago. Previous staff was very friendly, but unwilling to work special deals under the guise of Fair Housing. The reasons for the turnover were never explained, which in itself was mysterious. New Mgmt. is a bit more friendly, and I have no complaints about the staff. In fact, in the few moments I have needed quick help, they were right there for me. A "Push" in terms of service difference between the two. Grade = B.

2) Maintenance: No problems whatsoever. My work orders are processed within 24 hours. There are a few recurring issues that seem to never be solved, but they are minor and understandable (e.g., broken gates and the occasional frozen pump in the display fountains in mid-winter). Grade = B.

3) Bugs: None. Zero. Zip! I do live on an upper floor, however. Grade = A.

4) Parking: I have never seen a major problem, but I live in a Manor Bldg., where parking seems to be more plentiful. Grade = A-.

5) Trash: The trash compactor does indeed overflow on weekends. This should be easy to fix with a 2nd bin or more frequent pickup, but has never been accomplished. A negative, as anyone leaving through the 2nd gate must see a huge pile of trash on the way out. Grade = D.

6) Rent: Not really "cheap," but reasonable. Mine has gone up more than I would like at each re-leasing, but my floor plan is also in high demand. Grade = B.

7) Layout: Speaking of floorplans, the bedrooms are of decent size, and most of the bathrooms are very large. Closets are huge in some cases. The Living Room is typically longer than it is wide, which you should consider based on your furniture. Kitchens are definitely small. The 2BR/1BA is great for one person who needs extra space at a good price. Grade = B.

8) Security: Merely OK, but for minor issues only. I have had 2 break-ins in a storage closet, but the office staff helped me nail the little buggers who were responsible. My security issues were caused by 11-14 y.o. kids, which is to be expected (sadly). The kids in this case were from both this complex and a nearby Townhome community. The ringleaders from this nearby complex were arrested for trespassing, etc., and told to never set foot on the property again. Parents of the resident kids were put on probation, with the understanding that another incident would get them evicted. An excellent response from the Mgmt., IMO. Grade B-.

9) Noise: Very little, but still more than the complex I left to move here. Grade = A-.

10) Location: Fantastic!! Less than 20 min. to most everywhere. Grade = A.
