After visiting 20 communities in the area, I found that Four Seasons has a good overall value. Of course there are things which could be better (e.g. the "wading" pool, broken vacuum - fixed now, but out of service for 2 weeks). The location is a big plus, about a mile from the new 540 loop (great if you head North often), literally 5 minutes to the airport and walking distance to Umstead State Park.
The office staff is pleasant and generally attentive to my concerns. I've had some maintenances issues, but they were handled appropriately.
There have been some car break ins. It was not random though according to the police who responded. Apparently they were looking for specific "parts" to sell. They see this often and unless you have an older model corrolla, camry or one of those other 'yo-yo' modified low riders, you shouldn't worry too much.
Parking is tight on one side, but the community is small and visitors that park a building or two away (in a visitor spot) are not put off too much.
It's quiet, and set back off the highway enough that you don't see thru traffic. The grounds are kept well, but the initial design and land gradrading during the construction could have been better (i.e. there are a few steep area and wasted spaces on the grounds proper. The recycling and waste are close to most of the units and there is an auxillary parking lot for boats and trailors which keeps the regular lots free.
Overall a good value, especially now that the prices are so good. You can do better on price now than I did, hopefully the rates will stay low when I have to decide in a few months.
