You wouldn't BELIEVE all of the problems we have had- PLEASE read and don't live here!

We have been living here for 2 years now in a 2 bed/1.5 bath townhome. At first, the place was great, it has wonderful new hardwood floors, a new kitchen, new carpet, etc....But that can't cover up how terrible the management is here. Everytime I think everything in our apartment has broken, I am proven wrong. We have lived in several apartments and have never had so many problems. I usually just chalk up these negative reviews to really anal people who wouldn't be happy anywhere, but believe me, I never thought these things would happen to us!
1. Cockroaches- TERRIBLE problem when we moved in, worse every time they send Orkin out to spray, BUT there is bug spray from AceHardware that comes in a big green container that fixed this problem for us (at our own expense of course)
2. They do not respect your privacy AT ALL- No matter how many times I complained, they still kept allowing Orkin and their maintenance people in our apartment without our request or permission or knowledge. Once, I came home to a man in my apartment who couldn't explain why he was there and neither could the office...Changing the locks fixed this.
3. Their maintenance is completely understaffed and only puts bandaids on things. There is NO EMERGENCY MAINTENANCE, so if something happens after 4:30 PM or on a weekend, its your problem. Numerous examples: After numerous times telling them our upstairs bathtub was leaking, it finally leaked enough for the ceiling to fall down (On a weekend of course, our problem to clean up...took them over a week to actually fix, then just painted over the ceiling). There has been several times without A/C and heat, took them over a year and half to replace unit (then didn't notify us they planned to do it, let themselves in our apartment without permission). Next, some part of our upstairs toilet broke (on another weekend, go figure), and the water valve was painted so it wouldn't turn off, again flooded through the ceiling(2 days later fixed the toilet, 1 week later, painted ceiling). Our most recent example is coming home from work at 4:30 and our relatively new water heater had exploded, filling the wall next to it with water and flooding our downstairs, basically ruining our hardwood floors. Their ONE plumber had gone home for the evening, so again our problem, we have no water and flooded floors. They send some company over with a big fan, but I know all of the water that is under the floor is going to grow lots of mold, along with the ceiling where all the other water damage is and we have NO WATER!! People in the office tell us there is nothing they can do about it and hang up on me, whats new!'
Some positives I suppose: I have felt safe here, my neighbors are generally quiet (But when they are not, don't expect anyone to do anything about it), we have a nice yard and large patio, and its cheap. There are so many other communities in Raleigh, almost anywhere would be better than here.

Totally agree!! Lived there as a single woman and had my door left unlocked!! FYI-the same management company owns Kensington Park, who they bought while I was moving out of Gorman and into Kensington with my fiance. We had a problem with soft floors in our bathroom, we live on the second floor. Obvoiously this is not a big deal. Nor were our complaints of mold/fungus around the toilet. The 3 pages of 8 1/2 by 11 sized color pictures, and letter threating legal action, got them interested in the fungus problem. However, it still took a week to get fixed! While I had daily nightmares of sitting on the toilet and falling through the ceiling into my downstairs neightbors apartment! Turns out the O-ring busted, the toilet had leaked and the entire sub floor and linoleum had to be replaced. I wonder how much money they saved by procrastinating?
