Good Potential

The apartment size, and convenience of locatoin, are exceptional in comparison to the price, but that savings may be overtaken by the utility costs. The layout in a 2-bedroom 1100 Sq Ft apartment provides an enormous amount of usable space, with lots of closet space, in some cases walk-in. If you have an open eye, the apartments can have a lot of potential. I do though wish they were somewhat updated.



The noise level is very quiet unless you get one noisy neighbor above or under you, depending on which floor you live on. None of the apartments have adjoining walls, only a top or bottom neighbor. I find this to be wonderful, plus it allows windows on all four sides of your apartment. There are four sets of apartments to each "building," they make up each corner of a square, that are interconnected by either walkways, or on the upper floors with balcony type walkways, in the middle is an open atrium area with plantings, on two sides surrounded by the stairs that go to the upper level - this is all outdoors. The open area, or atrium, is not maintained, and that is a loss, as it could be a beautiful spot, especially if they would put benches in them, maybe with stepping-stones to the bench. The lighting on the outside of the buildings is not kept lit at all times, such as burnt out bulbs are not changed when they should be, broken and missing shades are not replaced always.



The apartments are old, and have not been updated, or in some cases properly maintained. The heating and cooling bills are astronomical, all electric, in comparison to a newer complex. They do not keep up on replacement of the weather stripping around doors and windows, and from the age of the complex, I assume the building insulation is not up to standards with a newer complex. The kitchen cabinets are small, and extremely old fashioned, ugly, and were made from cheap materials. The counter tops are not maintained, and look as if though they were painted through the years, and not replaced when needed, they easily stain. The vinyl linoleum that they use looks like they bought it off a discontinued sale, if they change it at all. It is unstylish, and just plain ugly. Often times it is just laid over the old and you can see the cuts and bumps in the previous installation. The same goes for the wallpaper that they put up indiscriminately in both the baths, and in the kitchen. It is layer after layer in some cases, with seams not meeting up, trimming with tears, buckling from the wall, and the style, once again, as if it was from a sale rack of discontinued items.



The move in paint jobs, and follow up paint jobs, are done with no care. You can see where a touch up job was done. The colors never seem to blend, leaving very distinct differences between the touch up and old paint job. Paint is splattered where it shouldn?t be, and not wiped up, on woodwork, and counter tops, the floor. If you have washer/dryer connections they are in the outside storage area that is off your patio or balcony. I believe they were an afterthought due to the complex being built many years ago, so they were added there so that there could be connections. The washer/dryer just fit, with little room for your body, the rooms are unfinished, cold in the winter, and hot in the summer, and inconvenient if it is raining. If you are on the first floor, the patios are nice, although not maintained. They are surrounded by a brick wall on all sides, and in some cases a gate. Many are missing gates, and those that do have them are inconsistent in size, color, and from observation, functionality. The same goes for bricks that may have become missing over time; they are not replaced.



The landscaping is ok, nothing special. They do allow shrubs to over grow and become quite gangly before trimming them. The large open areas are not maintained either, and there is no seating so that it can be used as a quiet space. Parking is horrible. The spaces are different sized, anyone is allowed to park any place, and some apartments may have three or four cars so you cannot find a space close to your apartment at all. They do not write notes to those that park over lines taking up two spaces. They tell tenants to have guests park on the street, but that does not happen, so if someone has a party, or a bunch of different apartments have a guest then you have no place to park.



The Office Staff is ok. As of late, the hours have been good, opening later, and staying open in the evening a couple of nights a week, which is great for working people. It is sometimes hard to get a person on the line if they are with a tenant or potential tenant, or if they are showing an apartment. There are three people from what I can ascertain. One is exceptional, she is knowledgeable, experienced, and she goes out of her way to be helpful, and give you respect as a tenant, explaining things. One is quite lacking in her experience and knowledge, and seems to try to cover up for it by instead of telling you she will have to find out, by giving you the wrong answer instead, and then not following up. The Manager, who I have never seen, seems to be more a name then a person. I have never seen him get involved in anything. The maintenance staff is slow to respond, and they have to come back many times. It seems as if they let things fall by the wayside and you have to keep after them through the office to have anything completed, and then it is likely that you will have to have them back again to do it correctly. One of my biggest complaints is that there is a total lack of communication between tenants and the staff. You bring something to them, even maintenance problems, and there is no return communication to you about if it is being done, when, if it even can be done, what the problem was, or what your satisfaction is regarding what was done. It is like once they have you in as a tenant, then they stop all communication with you, even when there is a concern on your part. There is one exception to that, and that is the one person in the office staff, that seems to be quite on top of things once you have brought it specifically to her attention.
