My wife and I moved into our apartment in Nov 1989. Yep! 1989! We have been in the same apt for 18 years. Whe we moved in in 1989 the rent was $600.00. I currently pay $845.00 each month plus water/sewer whichh averages around $14-15 each month. I have been paying $845.00 a month for the past 6 years. Recently received my new lease with an increase to $874.50 each month that includes a $5.50 monthly trash fee. This will be my last lease as my wife and I are going to buy a new home. No way this apt is worth $874.50 per month. In 18 years we have endured extreme flooding more than a dozen times, insects, noisy neighbors, security shortcomings, and at least 15 different maintenance persons. The curent walkway to my door is terrible, as when it rains, you walk thru puddles of water. No drainage at all. In the winter, buy your own salt de-icer to git rid of the ice on your walkway and steps. The company that owns the apartment complex is a joke. Their bottom line is money. The apartment has never been repainted and has the original 1986 carpet. Of course, this was my choice, as I have furniture that I did not want to move outside. Accordingly, I must have saved management several thousand dollars in carpet replacement and painting. In 18 years this propety has been owned by 4 different companies. The current company, RAM Partners, owned this property when I initially moved in during 1989. This complex was built in 1986. Good luck on renting this apartment to a client for $874.50 each month. My wife's auto was damaged several years ago when someone attempted to break into her car. In addition, several years ago someone broke into the manager's office. As a result of this break-in all locks had to be changed on the apartment main entrance doors. Last year, a juvenile from another apartment complex stole mail from the drop box at the central mail box area. All maintenance people that I have encountered during my stay here were ok, however their knowledge of repairing things, was inept. Some work orders had to be submitted more than twice for the same problem. On the plus side when I first moved in till the mid nineties this complex was a very nice complex, except for the flooding. There are many, many apartment complexes in Raleigh, so my advice to you is to check them out visually, ask questions of current residents, and
pay special attention to the amenities offered. And remember, the NC General Statutes always favor the landlord. You the tenant have very few rights in a tenant/landlord relationship when you sign your lease. Bottom line, the grade A apartment I moved into in 1989 is now a D-.

That person is so right. I was there about 10 and it was a dump when I left. If you wish to rent a wreck, just call the leasing office. Who knows, they might give you a free day. And watch out the dudu is heavy around the property. They make it easy by giving you 100 great ways to rent at LS.. Take that list and walk the property and start crossing off the list.
