Rip Off Fees Very Close to Outright Thievery - Beware

Went to look at this Riverstone community and was blindsided by the crazy fees this company wants to charge. I did not select this community.
Start with a $300 per pet ($400 for large pet) nonrefundable pet "fee". Not a deposit. No promise to credit this toward any pet damage. A fee for what' Then $10/month in addition as another pet "fee".
Now, a $200 "administrative" fee. For what' These guys sound like a crooked car dealer. Is this a "doc" fee now moving to the rental industry from the car industry'
There's more. You pay a premium to be on floor 1 or floor 3. With rents way on the high side, you would expect to see ceiling fans in place. No, if you want fans, you must buy them. The kitchen cabinets, while adequate in size, were not solid wood and will probably not look very good after some use.
If you decide to rent here, prepare to bend over. Rents are outrageous for what you get considering the location in a marginal area. The public library down the block has to have a security officer.
I recommend you look elsewhere if good value is important to you.

Anywhere that is a decent place to live has fees. If it is too easy to get in than anybody would live there and it wouldn't stay a nice place. When I was looking all of the apartments charged fees, even the ghetto ones.

I agree with the person who wrote this review. I don't live at Millbrook Green (thankfully), but I have rented from several communities over the years, always with a dog, and have NEVER been charged both pet rent AND a very high upfront pet fee. That is absurd. Then to add another fee for renting on a particular floor is also absurd. And this person's also right about the neighborhood - I've driven down the roads that border Millbrook Green several times, and never feel safe. It's definitely ghetto.

It's the size of the fee, not the fact that a fee is charged.
I live in a great place that is safe, has alarms, has high pressure sodium halide streetlights, and charges no "premiums" for location.
After living in Mini-City 8 years, I rolled on the floor laughing after seeing what Riverstone was charging to live in a high crime area. This company is as clueless as they come.
Where did you live before, New York City? These prices are ridiculous for Raleigh.

Ok, I was just looking at different apartments on this site and I have to comment on this one. Where are you people going where they don't charge these fees? I've been looking at apartments for the past few weeks and I have to say, EVERY place has had an upfront AND monthly pet cost. Also, EVERY new place I've been to have 'PREMIUMS'. So, since you people are SOOOOOO knowledgeable.... please educate me on these wonderful communities that you seem to be aware of because I'm not finding them! THANKS!!! P.S.I'm sorry but the rent is freakin cheap as hell for it being so new, so I'm not sure where you live. But I'd probably be disgusted at anything that can rent their apartments much cheaper than these (not a good sign). :o)
