I wish I could break my lease

I've been living here for 2 years and I'm anxiously waiting for my lease to be up so I can get out of here.
1. The apartment is not maintained whatsoever. Everything break, drains are clogged, our carpet has growing mold, and our floor isn't level with the walls causing a 4 inch gap between the two. The porch lights often go out leaving me to wall in complete dark up to my apartment.
2. The appliances are disgusting and for 610$ a month you could live in a place with way better appliances.
3. One of the maintenance men does drugs with other people that live in the apartment complex. He is very strange and I have often seen him hanging around up on our porch.
4. The office staff is rude, especially the head of things. She rags on every little thing anyone in the complex does. She is constantly leaving complaint notices in everyone's door for the smallest things. She is overbearing and unwilling to help. I've called many many times to get simple things in our house fixed and I've never got here to help.
5. Renewing your lease is supposed to come with certain perks. Of course, I never received them or anyone else in this complex that I've spoken to.
6. Our mail often goes missing. I'm not sure where it goes or why we don't get it but I do know I'm not the only one that has that problem.
7. I paid $200 deposit to allow my cat here and I've gotten a few notices about how cat's are not allowed.
8. The laundry room on site is disgusting. The washers seem to be always broken and many times when I've gone to do laundry the washer was filled with dirty water.

Wow. I'm surprised. Unless it went downhill an awful lot since I lived there (2000-2005) I can hardly believe it.

If you are having such terrible problems with things breaking...it really isn't hard to go to talk the people in the office. Megan is super nice and gets things fixed and I'm pretty certain that at least one of the maintenance guys actually lives on site (that's why if you need him in the middle of the night for an emergency he can come in less than 10 minutes from my experience). I never had the mail problem and neither did my roommate (I moved out two months ago after two years, and my roommate lived there at least a year longer than I). And they only leave complaint letters if there are tenants complaining (I know because I was one who complained about someone's faulty car alarm going off at all hours of the day and night and saw the letter was delivered within the hour).
