First, I have to respond to the person who mentioned that the managers raise everyone's rent by 10%. Rent increases in complexes in fast growing, METRO areas are simply a reality. The rent price fluctuates with the market price of apartments in the area. Raleigh is one of the fastest growing markets in the US, so good luck finding a complex that won t increase your rent a little as the market continues to bloom. Does it really matter if SB raises their rent 10% when most of the other complexes in the area that cost more are doing the same' The average rent for a 1 BR in Raleigh is $600-750; a 1 BR in Sailboat Bay, even with the "increase," is still like $75-100 lower than the lower end of the AVERAGE for the area. My rent was increased from $460 to $515 for the smallest 1 BR.. $515 to live in this part of Raleigh, on a lake with a two mile walking trail, in a quiet area with plenty of amenities nearby, is a ridiculous steal.

What I like about this place...

*Quiet (I've lived here a year and haven't had one noise problem)
*Very safe
*A two mile trail that circles Lake Lynn, which is right behind the complex (by the way, I can't believe some idiot actually complained about being chased by a goose. Move back to NYC, please)
*Three grocery stores within a mile
*In North Raleigh, but not so far out that you're far from ITB. Glenwood isn't that far at all. Crabtree Mall is close.
*The prices are as good as you can expect for this area. If you're a teacher living on a limited budget, this is the perfect place for you. As others have mentioned, the apartments are older but for what you pay you definitely get your money's worth.
*Maintenance crew is friendly and prompt.

Honestly, the only problem I've had is that my AC unit has had some glitches, but the maintenance crew was prompt when fixing it and I haven't had any problems since then. I definitely recommend this complex.
