Cracks and nailheads busting out!

Years at this apartment: 2003-01-01 - 2005-01-01
I moved in and signed a lease for a two bedroom at $499 a month. I loved it. The apartment worked well for me then. I was a single mother of two little girls.
PROS:
I loved how the bedrooms were on opposite sides of the apartment.
Loved the fireplace, and loved the vaulted ceiling in the third floor apartment.
The guest bathroom was big, I liked the big linen closet in the bathroom.
The walk-in closets were huge. The closet in the guest bedroom is big enough to sleep in. The patio is big enough for a hammock...Trust me, I had one on it.
CONS:
The check-in list is for what? They are supposed to fix those things within a couple weeks of you moving in, right? Wrong, not at this place. I asked several times, and kept record of how many times, to get several things fixed. I had to eventually write to the regional office, and the office staff hated that, but things got done.
If you don't move into the bottom floor, have fun moving your stuff in with the pulley system. The layout of the two bedroom apts suck when you walk in the front door. We had to PULL my couch in through the sliding glass doors.
Throughout the whole apartment, the nailheads were popping out of the walls. Leaving chips of paint on the floor. The wall was cracking at the ceiling, showing the poor construction.
The screen never stayed on the sliding door track.
The dishwasher sucked. It never cleaned the dishes.
There was no counter space to put a microwave. I had to buy a stand to put it on. My best friend put her microwave in the pantry.
The doors at the laundry connections would NEVER stay on track. It was really hard to put the appliances in and out of the room. I liked the location of the unit, but they should have made it larger.
I moved out, and they charged me for the carpets... I lived there for 2 years, the carpets were NOT brand new when I moved in. They said I had "excessive wear and tear" on the carpets. I could understand on brand new carpets, but they were not new, and I had a 2 & 3 year old...
I could go on and on about the cons of this place. I can complain now, because I don't live there. But when I lived there, I paid less than market value, and I paid for what I got. I signed at a deal of $499 a month with a $99 deposit. I re-signed for a second year, and my rent went to $549. So I couldn't complain about the price. It was just right for a single mother of two.
The one great thing that Equity offered halfway through my stay... If the maintenance staff does NOT fix your work order within 48 hours (sometimes they had to order parts, they had to at least assess the problem within the 48 hours), you were rent free until they fixed it.
I now live in another Equity property in Raleigh, and I paid half the rent the sixth month into my lease. They didn't fix several things on my check-in list, and never fixed a lighting problem in my guest bathroom. That's right, I reported it FOUR times, and nothing ever got done. I finally was disgusted about it and called and complained and stated the exact dates of reporting it, and literally got half my rent knocked off.
So keep track of when you report work orders. It comes in handy when trying to live rent free.
