Pluses here are great location next to Johnson Park, very large bedrooms compared to other apartments, a quiet safe neighborhood, useful amenities (sauna and car wash), screened porches and good value when they run specials.

Minuses are due to cutting corners to save money. I hope you like cold showers because there is no hot water available in either the exercise room showers or pool shower-defeating the purpose so few people use them (good for the complex's water bill no doubt). There is no clean water fountain in the exercise room (easily fixed with a line to the cold water and an inexpensive unit), water pressure in general is low to my unit at peak hours, the remote control in the exercise room is underpowered yet they won't replace it with a better one, they won't replace the cheap, easily kinked hose at the car wash station (they claim better ones get stolen), apartment fixture problems don't get fixed quickly or at all (cracked windows, mantle), the tennis court needs resurfacing, the outdoor barbecue doesn't work well and they haven't fixed it after a few weeks of knowing about it.

The thing that really irks me is when I complain about problems and they tell me that they don't feel like fixing them because they are cheap. This is unacceptable and a shame because this place could be 4.75/5.0 instead of a 4.0 if it got its act together and put a bit more effort into keeping the amenities at a level that shows they care about resident satifaction.

The minuses definitely generate bad will and resident turnover here. I'd gladly pay a bit more rent not to have these problems and they are so easy to fix its ridiculous.

Most people will have to decide whether these annoyances are worth the larger bedrooms and rent cost. If you are willing to put up with it you could do worse.
