For the 2 bedroom 1 bath apartments:
POSITIVES:
-Ground floor apartments are wheelchair accessible.
-Individual room temp controls.
- Bedrooms are a pretty good size (about 10x13).
- Maintenance requests have been answered promptly.
- Two car garage with remote included.
- Cat friendly (not too many places in Fargo accept pets).
NEGATIVES:
Noise.
I think they forgot the insulation in these apartments. We can hear the tenants above us go to the bathroom, open and slam drawers, their walking sounds like stomping and you wonder if they will come dropping through the ceiling one day, etc.
- Then when the weather gets nicer, the kids are out and noisy during the day and the party people are on their balconies at night from 10pm-2am or so whooping it up.
- The fridge is smaller than most, and kitchen has a serious lack of counter space.
- Wall air conditioner is woefully inadequate - it cools down the room it is located in (living room), but takes about half a day to bring the temps in the bedrooms down just a few degrees.
- Snow removal on 49th Street is nearly non-existent.
- Require a 60-day notice when you vacate and it can only be given on the 1st of the month. Period.
Recommendation' Mixed.
Yes - if you need an apartment that will accept cats, since they are pretty rare in Fargo and the pet deposit is lower than other apartments that accept cats. The garages are very nice to have.
No - if you want a quiet place to live.

This is funny because I live in the apartments directly next to Orchid place, called Evan's Place II... and we have the EXACT same problems. They completely forgot to insulate the buildings, most DEFINITELY. There's nothing like hearing the kids screaming below and the guys peeing upstairs!

I lived there and have to agree with the fridge being tiny!! and the A/C doesn't ever reach any other room but the living room!! but they allow dogs which is awesome and the price is reasonable!!
