Large apartments, needs updates...

We chose this complex because of the large rooms and the pets allowed building. We moved into the apartment in the summertime and the apartment was very adequate. There is two air conditions; one in the living room and one in one of the bedrooms( we would have preferred that the ac was in the bedroom closest to the bathroom, as that is the one we decided to use as the master, though I think the other is a little bit bigger). The ac's keep the apartment rather cool, though our bedroom needed a fan. During the winter, the heating was adequate (and paid by the owners!) though I found that the bedrooms were a little bit cooler than the living room. Also, during heavy winds, the patio door did leak air. I will also mention that since winter started, the building does ALOT of shifting and the bedroom walls vibrate for 2-3 seconds. Annoying, but not unmanagable, and probably because we live on the corner of the building.
The living and dining area are the largest we found in Grand Forks. Our dining room table fits (about 6' x 5') and so do 2 couches, a coffee table, 2 end tables, a large dvd rack, a sofa table and a book shelf. The carpet is the same througout the apartment, a brown kind of shag thing....but we live in the pet building, so it is understandable.
The kitchen is small and we had to store some of our small appliances in one of our closets. Kitchen appliances are old, but functional; however we had problems getting our glasses clean in the dishwasher. The cabinets are strange, wood fronts with plastic drawers, but functional.
The bathroom is kind of an eyesore, with a plastic shower door and an old, painted-over medicine cabinet. Ugly, but it serves its purpose. The toliet takes a long time to flush and often we found it has to be flushed twice to adequately remove all...waste. The bathroom looks better if you just put up a shower curtain rod and hide that nasty plastic door.
As far as noise, they do what they can to keep it down. There is a rule that you get one warning for excessive noise and then an eviction, so it is not bad. In fact, we never heard a peep until new neighbors moved in across the hall, they were loud but we mostly can only hear them when they are in the hallway. Also, we went to the office to ask a question about noise complaints and mentioned a party across the hall and the staff took it upon themselves to re-mention the clause about the eviction after 2 noise complaints to the new neighbors. Though they did have a party that apparently went on until about 5 a.m., however, we heard nothing in the spare bedroom which shares a wall with their apartment.
All of the staff is very nice and open to any questions or concerns that you may have. There was a few problems we had with a leaky toilet and dishwasher and they were fast about coming to look at things. Also, they try to keep pests down by exterminating (I think) quarterly (though if you chose not to they would skip your apartment). I have heard that if you get on some of the staff's bad side, however, they are not as friendly, but just don't do that!
The parking lot is PACKED, but has a lot of spots and plugins for cars. It seems like it took a little longer than necessary to remove snow, but it was managable. The pool, hot tub and exercise rooms are decent. The equipment in the exercise room needs updating but works. It seems as if there is a problem regulating pool temp, but it is usually okay, except for in the dead of winter when it got too cold for awhile. Same with the hot tub that was luke warm one weekend and about 130 degrees the next, but, again, it serves its purpose the same.
The biggest problem I had was the laundry facilities. They are very inadequate, 3 small sized washers and dryers. The washers work just fine but the dryers often don't dry anything unless you put it on extra hot heat setting and still you usually come out with some dampness. I would suggest just taking it somewhere else.
Bottom line, from what Grand Forks really has to offer, Gallery I would say is one of the better choices. We have recently looked at other places just to try to find lower rent, but lower rent pet allowed buildings are VERY outdated, extremely tiny (most of the rooms are about half the size or smaller compared to what we have in Gallery) and outright scary. They could afford to make a lot of updates with what we pay for rent, but so could all of the rest of the apartments in Grand Forks and they don't, so this is one of the better choices.
