Excellent high end apartment for reasonable cost

All in all, my experience was positive. Since I had had close calls with fire at two other locations, I especially liked the Warehouse's fire alarm system (it can awaken the dead) and its up-to-date sprinkling system. The key card security system was also appreciated, although renters sometimes propped open doors for the convenience of their friends. Surveilance cameras monitored the main entrance and the underground parking lot. The owners of the building, prominent Grand Forks citizens, took a hands-on approach to their responsibilities, and the companys property manager, Justine Gibbs, was superb. The building, a five floor, former furniture warehouse, is rather like a New York City loft with high ceilings and huge windows. The rent is reasonable by local standards. Mine increased from $435 (second floor) to just $500 over nine years. Heat is included. For an extra $20 a month I rented a stall in the heated indoor garage. There normally is a waiting list to rent a Warehouse apartment. So what are the Negatives' Not many, really. The walls are thin, and sound tends to penetrate them. Many if not most of the 54 units are rented to college students, who often double up and live there for much of their academic careers. This means, understandably enough, more noise, litter, etc., than would be the case most places. I found these young people to be super individuals for the most part. Still, I liked the fact that management did not tolerate loud partying and other mischief. The lease, drafted by one of the sharpest lawyers in town, puts enormous legal firepower in the hands of the owners. Offenders are kicked out unceremoniously, sometimes on the first offense. Speaking of the lease, I would recommend that anyone considering the Warehouse read it VERY carefully. Note especially the sections on the mandatory cleanup of the unit when one moves out. If need be, the owners have the right to hire someone to do additional work if they do not like the quality of your efforts, and to even charge you additional rent for the time it takes to get the job done. And do not get behind on your maintenance. I, for example, was careless about the routine cleaning of the window blinds. I did indeed clean them in the end, but the high wire gymnastics necessary for this chore were difficult and risky for a 63-year-old guy with a bad back. I was pleased that my deposit, together with a few bucks of interest, was returned, minus $50, the standard assessment always made to professionally clean the carpets. Given my habits over nearly nine years, management likely was doing me a favor by not charging more.
