There are not many quality apartments to choose from in Grand Island. I looked at probably 20 before moving into Continental, and was for the most part pleased. The staff as courteous and flexible, despite what other reviewers have said. First some of the bad:
*The absolute worst thing about this place is the "free internet". Yeah its free, whatever. If you are going to advertise free high-speed wi-fi, then at least provide it. The wireless is absolutely horrendous. It is constantly dropping out, many times isn't available, and when you do get it, is very slow. It isn't broadband, and I got 1.5 MBps tops when testing downloads. Which brings me to another point...don't try to download a bunch! They limit you to 1 GB per day usage, and that includes streaming! (not just downloads). For instance if you are just watching a video on youtube or something, that bandwidth counts toward your limit! Maybe 5 years ago 1GB was generous, but it is way outdated. Then, when you do have problems with the net, nobody in the office or the super has any idea what is going on with it or how to improve it, because they hire some third party to do it. Thanks for offering the free wireless, but if you want to do it right, start to understand what you are offering and how to service it if need be. I ended up purchasing Charter internet for $60/month on top of their free service, thats how bad it was. Since my computer detected about 8 other wireless signals in my building, it looks like thats the norm for everyone else too.
*The grounds are kept up okay, but they do nothing to discourage dog owners from letting their dogs just crap everywhere and not clean it up. The lawn area around my building looks like Iraq does with landmines. Just disgusting. I think about once every 2 weeks to a month a maid comes in and cleans the floors and vacuums the hallways.
*Rent is fair if you include the free internet, but again, the free internet is basically useless.
*As far as the apartments, they are pretty well kept from renter to renter. The balconies are decrepit and look to be falling apart. The wood the decks are made out of are rotting and there are holes in them. The person below who said the appliances weren't representative of what you get is right. We were shown flat stove top, all name brand appliances as well and got basic appliances.
*No outgoing mailbox. I don't feel safe just leaving my mail on top of the mailbox in the wide open. This place has no USPS outgoing mailbox on site, which was weird. I made a lot of trips to the post office.
*Parking is somewhat annoying. People who live on the far end buildings have no problem parking, but anyone on the "interior" of the complex, if you come after 9pm any night, or most times on the weekends you are gonna have an issue finding a spot close to your apartment.
As for some of the good:
*Washing machines in a separate room in each apartment...M-O-N-E-Y! I moved to a place that doesn't have that, and it kinda sucks, but i've gotten used to it. It's so nice having that, and is probably worth the $50-60 over the going rate for grand island apartments this place is getting alone.
*Noise is almost a non-issue here. Especially compared to other places I've lived. Very quiet. I suppose that all depends on who your neighbors are or what floor you're on.
*The staff was quite nice and accommodating. Everyone in your building pretty much keeps to themselves. I don't think i saw my neighbors but once or twice in 2 years.

I have lived here for almost 4 years and find the owners and their employees to be helpful. As far as the internet, it's free, get over yourself. Either use it or don't but don't trash the owners for trying. I have a data card and half the time I don't use it and just hook up to the Gardens service. If it doesn't work well that day then I don't use it. I don't complain about it. Why? Because it's free and its a sincere effort on the part of the owners to provide the service.
