Alot of the reviewers here are a little harsh on apartments that cost less than $600 a month for a top floor 1 bedroom. These are certainly not "premium apartments" but for the price, some of the best I've seen in Lincoln. I guess I'll just give a list of pros and cons:

Pros:
-Living on the top floor is absolutely worth the extra $20 or so a month that is charged. The ceilings on the top floor are about 12 foot vaulted ceilings, with an additional nice large window above the sliding glass door window. Provides TONS of natural light which allows you to keep the lights off in the day saving on electricity.

-The layout is brilliant. Each building has 6 apartments, each apartment spans the width of the building. Thus, you can open windows at both ends and get a perfect cross breeze.

-Name brand (Whirlpool) appliances throughout are very much appreciated.

-Closets are HUGE, and include storage racks. I didn't even bring my dresser to this place, as I'm able to store all clothing in the provided racks/drawers built into the closet.

-In the kitchen, TONS of counter and cupboard space. And a nice breakfast bar.

-I don't understand the complaints about management from several posts. I've dealt with the main manager (who personally came to my apartment after 5pm to ensure my settings on my TV were correct to get my cable working) and both leasing agents and all were very professional and did their jobs well.

-Patios are awesome, with good storage space. I have a view of both the pool, and a little man-made pond from my balcony.


Cons:
-Noise is a factor. Living on the top floor is better, but the person below me is constantly pounding his ceiling for me simply walking across the room or accidently dropping something. I'm not sure whether the noise is that bad, or if he is just a complainer by nature. Don't plan on having any major parties here. You will have the workers at your apartment within 2 hours, giving you a warning. This is definitely a more family oriented complex.

-Still on the subject of noise, probably the worst feature of the apartments is that the front doors don't fit properly in the doorway. Thus, whenever someone leaves there apartment and slams the door, or the front door entering the complex, the pressure changes causes your door to pull shut. You get used to it, but its definitely annoying, especially when you're trying to get to sleep.

-The complaints of the A/C and heater being loud are well founded, but I don't know if its a make or break issue. People need to realize you live in an apartment, not a 3000 sq.ft home, and there are going to be some noise issues. Same with the washer/dryer. They are well hidden behind folding doors, but still loud. If loud appliances is the type of thing that really annoys you, this place will annoy you.

-One thing i didn't see mentioned was the spider population here. It is unreal. I've never seen it this bad anywhere. The grass around the apartments is FULL of spiders, and spiders are constantly coming in to the apartment buildings. I'm not sure if its the local ecology or what, but if spiders bug you, you may want to consider a different place just based on that. I've only seen a few in my actual apartment, but you will find plenty on your deck and around the grounds.

-One of my only big complaints is the low quality of the garages, and the cost for them. Garages are $55 a month, and look like they were built in 6 hours. Huge cracks in the foundation, large spaces on the sides of the garage, enough space open at the top for birds to get into the garages and nest. If you store anything in the garage, it will become immediately infested with spiders in the summer. Basically, the garage is worth it in the winter if you have a really nice car, and just want to get protected from the elements. Don't plan to store anything valuable or even anything used moderately in there.

-The gas stoves are kind of annoying. I'm not a big fan of gas stoves, if you like them, this place has them. The fridge is on the low end for storage space from my experiences.

-Not a huge fan of the bathroom. As some people mentioned the paint job for the whole place is definitely shoddy. I had to scrape paint from windows myself when i moved in.


Anyway, like I said, very good value. Some things are shoddy, other things are great. It just all depends on whats important to you in an apartment, and what isn't so important. Pets are absolutely not welcome, not even as guests. Kind of funny, considering the carpet, as mentioned, is very cheap.

One other factor that doesn't really fall into a pro or a con, but is more so "tolerated" is the cable/internet situation. The complex as a whole has a contract with some other company, NOT Time Warner Cable. Your options are to either go with the built in cable option (which offers very few channels, however is very cheap), or go with Dish Network, which is also built in. I tried both types of cable, and ended up going with the apartments option. Dish network at this place is VERY low quality. Literally every half hour my signal would cut out, and i would have to unplug the box, restart it and go through a 10 minute process to get it back up. DO NOT GET THE DISH NETWORK IF YOU LIVE HERE. As far as the apartment cable, there are probably 25 channels, no ESPN or any sports channels of any kind, but it is only $19 a month. The internet is a very good value too. Not lightning quick if you are doing a lot of downloading, but for just surfing the internet it is definitely fine. It is only $29/month also, which is half the cost of Roadrunner.
