I'm in Chateau la fleur, which is older (built in 1970) but is in decent shape for its age. The old management put considerable investment into maintaining the buildings' exteriors. All air conditioning was replaced around 2006. The interiors are updated as residents move out and not completely, so my apartment has new cabinets, medium-aged appliances and carpet, and old bathroom fixtures. By and large the grounds are well-kept; I've watched some pet owners not clean up, but the complex does provide bags and garbage cans for that purpose. The issue of pet waste seems to wax and wane.
The location is good--buses stop nearby, a mall, grocery, pharmacy, banks, other stores and so on are about half a mile to a mile away. The several complexes on the grounds are set inside a mostly single-family housing area, so the neighborhood is quiet and there isn't a lot of traffic. The populations of the various complexes vary and there are a large number of college students. In the four years I've been here, my neighbors changed from older people to college students, so it's gotten noisier and people have started leaving bags of garbage in the entryways. Quite a few families live here, so there is some kid-noise, but nothing excessive or offensive. I've not had any security or safety issues, although the complex has posted warnings a couple of times about car break-ins.
The staff has always been courteous and prompt in dealing with any issues or questions I had. The one time I was charged a late fee on rent, when the problem was shown to be theirs, they corrected the problem immediately. The office staff has recently changed and I'm less familiar with them, but to date they haven't done anything untoward.
