Beautiful property, beware of the management!

Lenox Village is one of the most beautiful and well kept properties in Lincoln. It is also one of the few on the Southeast side of town, which is a very desirable location. However, the building materials are extremely cheap (e.g., vinyl floors and tubs, thin walls) which means that they are fairly noisy and easy to damage. But by far, the biggest problem here is the management. For one thing, they will smile and act like your best friend while completely ignoring your problems. For another, The Richdale Group (the parent company) is one of the most legalistic entitities I have ever encountered - and it is all directed at protecting themselves from the tenants. So you pretty much get zero consideration or advocacy. We had a problem with a noisy neighbor who kept the TV extremely loud at night. Despite a strict policy against this in the lease, the management would do nothing - even after we documented the problems. Of course, they kept smiling through it all. It got so bad we almost had to move out (which they were not going to make very easy). Then, when we moved out, they tried to stick us with over $300 in damages - none of which were our fault and one of which we had been explicitly told not to worry about by the front office. It took a letter to the Better Business Bureau to get this straightened out. And after all this we received no apology or acknowledgement of the error, just a revised estimate and a check in the mail. Bottom line: these places are beautiful and convenient to Lincoln, but you better pray you never need the managment's help. If you do, document everything and assume you are in for a battle.
