Looks Nice....Rent and Corporate Policies and Fees Unbelieveably High

While this complex looks nice on the outside....read that rental agreement carefully. Will make up fees and charges in order to withhold the security deposits for any trumped up cleaning, although the complex itself and grounds are replanted, regular trash pickup is not. And there are 'bug' problems with spiders and such (and I woke up to a huge mound of 'sand' around a toilet, to find out that sugar ants had infested the area - they treated it with Karo - I had to 'cure' the problem with an ant killer from Home Depot.

Their 'late' fees are $50.00, with escalating daily fees, and the 'security' deposit is $350.00 (which, as indicated, is not as promised returned if the apartment is left other than usual wear and tear). ANY spots on the carpet are considered NOT usual wear and tear, nor any odor if you should be a smoker (even in apartments which do not prohibit smoking).

Read the rental agreement, but don't expect them to abide by it when you move.

So if you are not a smoker would you like to move into an apartment that allowed smoking? Of course not. That is why you pay for the smoke treatment. Common sense people.

Actually, if this is a problem than there should be smoking and non-smoking units. The apartment was thoroughly cleaned, treated and aired for five full days and smoke treated and the carpets spot treated. If those fees are to be charged in a smoking unit no matter what, it should be fully stated in the rental agreement. Ripoff and trumped up fees, people. They retained over $500.00, between a $350.00 deposit and another $250.00 which was represented under the short term lease agreement in order to clean the carpets prior to annual as they were required to do according to the Nebraska law. Then on top of that, they billed an additional $115.00. I am not a college student, and lived alone. Nothing but robbery.
