My wife, son, and I have lived in waterbrook for over 2 years. When we first moved in it was decent for the price. Tho in time it has been going downhill. If you value your sleep you better look elsewhere! We live on the 1st floor and our sleep schedule is determined by the residents above us. It is impossible to sleep before they go to bed because the floor just pops and creaks and these tenants walk incredibly heavy on their feet (you can easily pinpoint on the ceiling where each of their steps are), office was notified about this, but nothing accomplished. We also have a son, who is still a toddler and requires naps in the afternoon. Forget that also if you live on 1st floor with tenants above you. He wakes up constantly and when i go into to check on him he is covering his ears! Yes he is actually covering his ears repeating over and over "loud". The courtyard looks well kept, but if you have kids that like to run around, better get out your poop scooper. The pool is also clean, the negative would be that it never opens when they say it will, and a large majority of the kids are unsupervised. Also the exterior walls are very thin and not well insulated ( at least from sound). The bedrooms are backed up to the breezeways, so be prepared to listen to people talking right outside your room at all hours of the night. And I don't know if it's because there is a school nearby or what. But if your not up by 0700-0730, plan to be. Because people who come to pick up kids to go to school will just sit out in the parking lot and continue to honk their car horn for the whole 15-30 mins until the kids come out (that is not an exaggeration, 15-30 mins). The parking lot: holes are poorly patched and come back worse then before in no time at all, and they used to have a decent tow company that would actually take the time to check permits and tow visitors when they were parked where they shouldnt be. Now you have to call the tow company when you notice that you, as a resident, no longer have a place to park because of visitors. All i can say is, if you are a family considering moving here, you may want to look elsewhere. I can see this place being appealing for younger adults, but if you have a family it will turn out to be a nuisance.
