I have been renting a 3rd floor, 2 bedroom apartment for the past six months. Overall, I would recommend checking this place out. You can occasionally find a great rent deal. I picked mine up at $600/month for the first year. You can probably negotiate down from the 680/month if there aren't any current specials.

LOCATION: This is an excellent location, with easy access to Omaha's newest mall, several grocery and department stores, and numerous fine restaurants. The community is still somewhat secluded from the commercial areas, though, so it does not feel like you are living in the city.

OUTSIDE: The apartments are asthetically pleasing. I believe they were built in 1988. The grounds people generally do a good job with keeping up the landscaping; there are flowers planted throughout, and the grass is well manicured. The trees are mature, which makes it more comfortable in the summer.

INSIDE: I rent a 2 bed, which has a nice enough layout. Both rooms have walk-in closets. They are set up on opposite sides of the apartment, which is probably better suited to roommates than families. The third floor units have large private balconies. They have outdoor entrances, which I like. It is easier to meet your neighbors and more like a home, less like a hotel. The fixtures, doors, and molding do not look dated.

AMENITIES: This place has a very nice clubhouse, with an indoor pool and hot tub with a tropical feel. It also has a small exercise room, billiards room, and a loft with a big screen TV and a fireplace with tables and sofas. They are apparently going to be renovating it soon, eliminating the billiards room and enlarging the exercise room. There is a tennis court, a large open space suitable for volleyball or pick up football/soccer games. There is a sun deck, barbecue pits.

MANAGEMENT: I would agree that the management has been slow in following through on things, but in my case it has been limited to setting up the free cable that I was promised. You should know that the management has changed in the last several months, which may affect things.
