Been here 3 years watching it go from good, to bad, now horrible! when I first moved in living here wasnt bad. after a switch in management and staff things really started going downhill. Most maintence requests are ignored completely. it take a average of 3 calls (they blow smoke at you the first 2) just 2 get a work order for any problems fixed. The new staff only cares about craming more people in (and obviously dont check backgrounds)and recently started allowing section 8. The result is obvious, ghetto monsters running around everywhere, mobs of teenagers forming gangs, destoying property, harrasing other tenants (one was caught starting a fire in the hallway). Cops and social workers show up at all hours. At night its just downright scary, thugs and drug dealers wander the halls and harrass tenants coming and leaving. This apartment complex has now become an eyesore on a really nice section of omaha. In short stay far away until section 8 is no longer allowed!!!

I'm not sure what complex you live in, but it's not the same Avalon Hills I live in! I just called to confirm after seeing this and they have not and will not take section 8. They have not accepted any new vouchers for over 2 years. Each person that applies for an apartment has to go through a criminal background check. Perhaps if you think someone doesn't look like you they are ghetto....but if they meet all of the requirements to live here, then why shouldn't they be allowed to? The office girls are nice and friendly and my work orders are taken care of typically the same day. I've never seen thugs, drug deals, or any "ghetto monsters." WHat I do see is the maintenance staff walking to pick up trash every single day. I see the office staff on property and they are nice as can be. I see them putting on 3-4 parties for the tenants every single month. I see the maintenance people scurrying along to keep things running well. I see that the property is well lit and is kept very clean. NEVER have I seen it be an eyesore. So maybe you should look around a little more. In the time I've been here the new staff is a complete turnaround to the last one. I think you're doing a complete disservice to the people that work here that are trying to hard, by spreading nasty rumors. I love it here and I'm staying! Move here if you like to be treated with respect, have things fixed quickly and right, and enjoy the opportunity to meet your neighbors at monthly parties. This is what living in an apartment is all about!

Im a resident here for 3 yrs myself. And i got to say, while i agree the author is awful harsh there is some truth. To the responder you are either misinformed, lying or just a brown nose (personally i think its a bit of all 3). YES thier ARE residents here on section 8! however just like the rest living here, some are good people and a few bad apples. I personally have witnessed some of the hyjinxs, i lived across from one of the worst offenders who DID start fires in halls and vandelized property on a daily basis. And they are no longer here, kicked out for thier bad actions. Thier are some very rowdy kids and teenagers causing problems after the office staff leaves for the day and not much gets done about it. The office staff here are very nice but like any other business have alot to deal with and will occasionally just blow smoke up your backside to get rid of you. So occasionally it does take a reminder to get things done. the maintence guys here are all VERY nice. Thier are a few "ghetto monsters" still living here but that come with living in any apt. complex. Overall however its not all bad like the author claims, nor a super happy smiley place like the brown nose responder claims. I think the apt. manager cristy does a good job trying to fix the place up and does the best she can. It is a decent place to live (espicially for the price) and i for one plan to stay despite the problems.
