I've lived here for a year and a half and have had a mixed experience.

The good: The place is quiet...I never hear my neighbors.

The apartment is spacious and well-built, as far as apartments go.

It's also well insulated...almost too well.

I haven't had to run the furnace until mid-November, and the apartment stays close to 70 or 75 if its in the 40s or 50s outside with the windows open.

On the other hand, if it's anywhere above 70, the apartment becomes a greenhouse and the AC needs to be on.

Maintenance is also prompt and is good about reglular issues (such as furnace filter replacements.) Barely ever see a bug and people don't own pets.

The bad: The toilets barely flush.

Parking is bad if your building is not on a corner lot.

The office staff is terse and rude...if you have a question or a problem, brace yourself for the 3rd degree (though they are very nice when showing apartments to prospective tenants.) The pool is always crowded on hot days with teenagers, and is not heated (so if it's not 90 out, prepare for cold water.) The workout center lacks freeweights and only has one universal gym.

I've seen vandalized cars & a lady was purse-snatched while living here.

She died from injuries she sustained (although it was a random event and the thugs were caught and weren't from here.) It's still one of the safest areas of Omaha though.
