I lived at the Biltmore apartment complex for one year in 2001.
From month one, the troubles started! First of all, 2001 was a record year for gas prices.
The Biltmore advertised with HUGE signs that gas heat was paid for by them.
Although the monthly rent I would pay for my one bedroom apartment was a bit higher than the market rate for others in the area, I figured it would be beneficial to me in the long run since I wouldn't have to pay for gas.
Well, about 2 months after I moved in, Biltmore sent a fancy letter to all their tenants saying they would no longer pay for gas heat effective immediately.
This was OBVIOUSLY a deliberate bait and switch scheme! I wonder how many tenants they lured in with their big signs and advertisements for free gas, knowing they would take it away from them 2 months before winter! Of course, their contract we all signed stated that they could change terms any time they wished so it was justified.
The story goes on.

at the end of my lease term I received the new lease contract showing a $30 a month increase.
I went right in to tell them I would not renew my lease the same day I got it.
But SUPRISE, I was one day late in telling them.
So they told me I had to pay for one more month.
When I told them I didn't agree with that not only did they tell me they would withhold my deposit (which I didn't get back anyway) but they threated to take me to court to get the extra month's rent! In the end, I paid it and got them the heck out of my life.
From what I've been reading here, they have a consistant history of un-ethical (although legal) behavior.
Stay far away from this group!

we are with the richdale group and we are having problems!!! not to long after we moved in we were having problems with the staff, as well as the apartment!!! no suprise reading this,we are still living here in this apartment that we fear is gunna crumble, its sad we have to tell our guests and our children who love going outside not to go onto the patio!!! the railing is sooo unsteady that its about ready to fall off and its not stable enough for anyone to go out there expecially lil 3 yr old and a 6 yr old, and walking onto our patio it feels like we are gunna fall at any moment
the concrete is coming apart from the building
mind you we are on the 3rd floor!!!!
and they keep raising prices also stating we were late and now have to pay a late fee!
we werent late!
i was like uh what
so we paid it
and then not only that we have had our heat up to 80 degrees to keep it half way decently warm in here couldnt figure out why it was sooo cold
they put in new windows and new patio doors and DIDNT COCK THEM INSULATE THEM!!!! SO IT WAS TAKING ALL OUR HOT AIR OUT!
and i call and say something to them and they say go to the store and buy plastic to put over the patio doors and windows there nothing we can do about it!
i will never ever rent from richdale group again EVER

Stay as far away from any propoerty owned/rented by the Richdale group. They will suck your wallet dry. Horribly maintained properties....crappy management. They will drain you with erroneous late fees that they pull out of no-where.

I agree whole-heartedly with all the negative posts regarding this management company and it's properties. They NEVER do any maintenance and then expect to raise the rent. Fair warning to anyone even considering renting a Richdale apartment.....RUN AWAY AS FAST AS YOU CAN.
They will stick you with huge deposits, lie about how much utilities usually run, ignore maintenance requests, allow riff raff to move in so that your safety and sanity are a thing of the past. DO NOT RENT FROM THESE PEOPLE.

Absolutely agree, the Omaha NE properties are the worst! The management staff, have no idea what they are doing. The only good experiance I have had with Richdale is with a young maintence guy, Dave or something like that, he was the most friendly, helpful guy, very patient and understanding with me. But this one bright spot doesn't wipe out the horrible service from the manager and their staff. They tout these apartments as luxury, they are nothing more than an elaborate cracker box with pretty paint on the outside! I could handl the apartment if the management staff wasn't so ignorant and unhelpful.

PLEASE STAY AWAY FROM RICHDALE GROUP!!! WORST PLACE I EVER SYAED IN..DINA AND KIM FROM CORP OFFICE ARE THE WORST...NOBODY EVER HELPS U ..U CALL AND CALL LEAVE VOICE MAILS AND CALL BACK NUMBERS AND NOBODY EVER CALLAS U BACK..THEY F***ED ME OVER WITH MY LEASE KEPT TELLING ME THAT THEY DIDNT HAVE MY NEW LEASE READY UNTILL 3 MONTHS PASSED BY AND THEN THEY HAD THE NEW LEASE READY THEY MADE ME WASTE THREE MONTHS OF MY LEASE FOR NOTHING..THEY WERE CHARGING ME ALL KINDS OF FEES THAT I WASNT SUPPOSE TO PAY..DINA OR DIANA FROM CORP NEVER HELPED ME OUT ON THE LEASESHE ONLY MADE THINGS WORSE..I HOPE SHE GETS FIRED!! SO PEOPLE IF U READING THIS PLEASE PLEASE PLEASE STAY AWAY!!!!! IF I WAS TO GO ON WITH ALL THE PROBLEMS I HAD I WONT FINISH ALL I CAN SAY IS ..STAY AWAYYY!!!!
