Well, i'll be -----'s advocate for both of the reviews that have been left on this site. I've lived at these apartments for over 3 years now. I will be moving in a couple of months.. not because i hate the apartments, but because i'm moving to Colorado.
So here we go. These apartments have 3 classes of people. (let's say it a different way).. These apartments have 3 different classes they let in. 1. Normal people that pay full rent ($710 per month for a 2 bedroom) 2. Students and people that make less than $30,000 per month ($610 per month for a 2 bedroom) and 3. Section 8 housing. I am the middle one.. when we moved in there, our earnings were not above $30,000.
We used to live at 37th and Farnam.. if you live in Omaha, you know.. this is not a good part of town. It's not rough either, but you're still in an area where if you're in a taco bell drive through, there's a good chance somebody is going to knock on your window to borrow some gas money.
When we moved up to west omaha, we thought we'd be leaving these people behind (the apartment is surrounded by a neighborhood that contains houses that range from $250,000 to 1 million dollars in cost.
Unfortunately, when we got here.. we found that several ghetto folk that fit in the "section 8" class, already beat us here.
It is true that people pile garbage outside the bins instead of IN the bins.. most of the time it's because they believe whatever they're throwing out (ie. couch, table, bunk bed) is good enough for somebody else to pick up IF they want to.. and a lot of times that's true (i myself picked up a 19 inch monitor that worked perfectly for over a year). The other times, it's because the garbage is just too full.
Devils Advocate: In all fairness, the garbage is picked up every other day.. the apartment complex has 6 huge garbage bins.. i think that that's totally reasonable. The only comment i'll make about the bins are the fact that the lids are on the top, and the top is like 5 and a half feet tall, so to lift the lids.. you have to get up against the bins, and then just push the lid up in the air and hope a breeze comes through and catches it to help it over.
As for "Ghetto" people.. well, no matter where you're from.. people are only as ghetto as they allow themselves to be. There are some people in the apartments that are just absolutely filthy people.. their filth spills out onto the front entry ways and porches.. out of their cars which are in themselves.. filthy.. but it's not rampant.
I'd say there's a lot of families in the complex that are like the tv show "Roseanne".. people that work hard at difficult jobs, and don't get paid a lot of money. These are clean people, and honest. They don't drive nice cars, but they're not a strain on society.
I personally have a garage here.. i'd recommend it.. it gives you more storage.
The noise level is definitely a concern. The apartments were not made too well.. the floors are sort of concretish.. it's a concrete layer they use in construction.. it cracks pretty easily though, and then under it is wood, so once it cracks (it's only about a quarter inch thick) then the floor starts squeaking and growning with ever step.
As far as the walls go.. i don't ever hear my neighbors unless they're shutting their kitchen cabinets at which point you CAN here it.. but i've NEVER heard voices through the wall. That may be because i'm lucky, or it may be that that's just the quality of the walls. we live on the third floor, so we don't have upstairs neighbors that are loud, but we have friends that live on the second floor in another unit, and they can always hear their upstairs neighbors moving around.
We can actually hear and feel our downstairs neighbors walk across their floor.. and if they slam a door or even shut it kind of hard, our floor jumps.. so i'd say the floors suck, but the walls are great.
There's cracks in the drywall which comes from quick construction.. when somebody moves out they repaint the apartments, but they don't have one set color.. so parts of the walls and ceilings have different shades of tan on them.. not TOO noticeable unless you really look at them. ALSO the worst thing about the walls is that the paint they use is "FLAT" so if you get them wet, or if you have kids.. the wall gets marked SUPER easy.. in the bathrooms and kitchen it's semi-gloss paint, so you don't run into that, but anywhere else could get really messy i'm sure.
Grounds.. well, the landscaping looks pretty good.. i live in the back of the complex.. and they tend to only keep the front of the complex nice (because that's what people see the most) but everybody on my street has less than superb landscaping.. in fact.. it's pretty shoddy.
The place is fairly well lit.. lights go out and don't get changed right away.
The apartment complex sucks at getting snow of the streets right away.. in fact, it snowed 2 weeks ago and we've all been skidding around on a sheet of ice.. only now is it becoming okay, and that's because the sun is helping out.
The maintenance guy is kind of a jack of all trades.. He's good.. he's really a nice guy, and most of the time.. he get's it right the first time. Good job guy!
The office staff: until recently.. they had a new person in the office every month. It SUCKED. you'd have an issue with the apartments.. you'd almost get to a resolution, and then BOOM.. complete stranger.. start all over. They are horrible with their paperwork, and often blame you of not paying (because they loose the checks).
so all in all i give it a 2 and a half stars.. it's the best place in west omaha for the price that it is. There are questionable people.. but aren't there always.
I hope you'll find this review to be fair, and i guarantee it's probably the most honest one you'll find on this site.

This review has been quite helpful. My fiance and I are planning on moving out there, and as this poster said, you're going to find bad and good in nearly every place. I feel that many of the people that post on this site only post because they have something to complain about, and things just didn't go their way. Dealing with management and service of every kind is all part of renting. For all the renters that feel everything needs to be done their way and on their time all the time, buy a house. Then you can control when and how things are done all of the time.

svondra...when someone pay their rent for that month, they have bought that apartment for those 30 days. THEIR HOME FOR THAT TIME! They have the right to complain! Since you feel the way you do...WHY DON'T YOU BUY A HOME INSTEAD OF RENTING????
