I have resided at the St. Regis, owned and maintained by Duda realty Company, for 21 years this month. The building is absolutely beautiful - it boasts loads of character and charm! (I have personally viewed a dozen or more of the 38 apartments here over the years, and each is different and unique.) The units are spacious and retain period details wherever possible, thanks to the dedication of Duda Realty staff. PARKING: If you are lucky enough to get one of the 35 garages, fantastic. If not, plan on walking a block or so every evening when you return from work. Since approximately 2006, the streets have been packed (in terms of parking) as never before. NOISE: The units here have been split since the building was originally erected at the turn of the last century. Many of the interior walls were not well insulated and therefore, noise can be an issue in certain rooms. Additionally, the interior doors were replaced several years ago to meet current fire codes and the new doors are extremely heavy. Door slamming IS definitely a problem and one does not need to actually slam the door for that to be true! Neighbors outside the residents of the St. Regis have been a nuisance in the past. Some traffic noise can be heard from Leavenworth Street, but only from outdoor spaces or through open windows. GROUNDS: I think Duda Realty has made the grounds around its properties an absolute priority. Wherever possible, trees and flowers are planted and all shrubbery well-maintained. Upkeep of the exterior of the structure remains an annual project. It seems every summer, SOMETHING major is being done. Trim paint, new porch screens, replaced electric garage doors, constant concrete repairs, and installation of period courtyard lights and 3-tiered fountain are recent examples. SAFETY: We have had some safety concerns, however, Duda Realty ALWAYS handles these situations responsibly. If there are automobile or garage break-ins, or compromised building security, it is consistently and immediately addressed, remedied, and tenants notified and informed. The property is extremely well-lit, also. CONSTRUCTION: We generally get plenty of notice before outside contractors are in or around the St. Regis, so intrusion is minimal. The building itself is solid as a rock! Outer walls are 16" thick (in my estimation) and details include a roof facade of Spanish terra cotta tiles, sandstone balustrades, and reliefs above entrances. MAINTENANCE: Management gets to repairs quickly - within a day or two of a call, generally. STAFF: Maintenance staff are friendly, competent, and trustworthy. I have had a few plumbing repairs after which my apartment was left a little less clean in the work area than I would have liked! OVERALL: I would highly recommend life at the St. Regis. It feels nothing like the cookie-cutter rental spaces of the mega-complexes farther west, instead retaining the atmosphere of a real "home".
