I have had alot of problems here at this complex, but it seems to be getting better, but maybe my expectations are getting that much lower.

Overall, my complaints center mostly on a lot of maintenance issues and the lack of management's attention to details. Maintenance wise, being that these are older complexes, they tend to have older complex issues. However, I will give them credit, almost 100% of the time it is resolved relatively quickly. Anything really major, they are on the ball. Little stuff may take a couple of days, but seriously, your screen door is not as important as the first hot day when all the AC's break. Maintenance people as a whole are relatively friendly and get stuff done quickly.

Rent is typically lower here for the features the apt has, but because of that, I think you get what you pay for. I find that a couple of my neighbors are less of the professional type, but it seems my building pretty much keeps to itself with the exception of those few, and they havent been a problem lately.

Parking: Is relatively ample unless you roll into the lot in the late night hours, and even then, it is better than most complexes best days. Im sure it depends on the area of the complex you are in, so check out you potential apt's area.

Utilities: My one bedroom ran about $55-65/electric $25/gas in the summer.

Location: I cannot think of very many better locations in Omaha that allows you to get anywhere VERY QUICKLY. Overall, you are 2-5 minutes from getting on the interstate, and you are relatively close to many bars/clubs at 114th and dodge area, close to grocery, restaurants and fast food. Creighton is 15-20min away, UNO half that. Village point is just down the expressway. With that being said, you have to make sacrifices to avoid 30 min commutes in west omaha, see below.

ISSUES: 1st floor apartments will have bug problems guarenteed. Spraying seemed to help somewhat, they just wound up dead and in greater numbers. There also was alot of issues this summer with pace of the property maintenance they did, the quality of contractors they used, and the whole *wonderful* experience that resulted. That whole experience really soured me on this place. It shouldnt really effect anyone looking to move here unless they continue renovating next summer, and I might have a different opinion if I lived here another time. But, it was just icing on the cake.

The grounds are not really taken care of. Mostly weeds and dry grass. Also, it seems that the management can be a little disconnected from the complex and can neglect things at times. Or they just dont care.

The apartments are slightly dated appliance wise, but it seems like they are renovating apartments before people move in. Carpet is cheap, but thats to be expected.

Noise: You will hear neighbors, their music and heavy waking above you. You will hear people in the hallways, you will hear people stomping down the stairs, you will hear people coming in the front door. You will hear couples fighting. You might hear loud drunk people and their friends outside or some loud cars driving by. You will hear just about everything. Luckily, its mostly during the day.

Rent and Deposits: With richdale as a whole, expect rent increases after your first year, *ESPECIALLY if you moved in on a rent special*. Any increase is generally negotiable. Expect a fight with your deposit, how little or how big they take is up to you. If you take pictures, write everything down (every scratch, stain, etc), dont trash the place, you should be alright and get most or all of your deposit back. If they try something, usually they back down because the fight usually costs them more than its worth.

SAFETY: As for safety, it is 108th and blondo, an area densely populated with apartments, in an area that is 1/2 mile from a bunch of section 8 apartments, and not that far from the outskirts of "North" Omaha. So I guess you might be closer to problems than other apt choices. While I dont feel the most safe here, but in reality it is probably just as safe as the next apt in the area, just use some common sense. If you are still paranoid, move to West Omaha, pay $250 more a month for a newer version of the same thing, amenities you wont use, and not be that more safer... OR get a Nebraska Concealed weapons permit. I recommend a Sig or H&K and a good safety class.
