We moved here from a Lincoln Richdale-owned property. It is not as new, nor as "fancy" as the Biltmore next door (same owners), but it is quite livable. Parking is not a problem near our building. Our deck overlooks 4 acres of land behind the clubhouse, so our dog has a great place to run around.

Pros:
Pet deposit is low. ($100 refundable $15/mo "pet rent"); they say the deposit is refundable, but I doubt it. I don't care though since it is so low.
Rent is cheap compared to everything else we looked at.
We have access to all of Biltmore's facilities, including state-of-the-art fitness center, pools, and theatre. Why pay for the glitz, when you get the benefits for free' This is honestly the reason we moved here.
New carpet, tile, ceiling fans, and washer/dryer in unit.
Maintenence is fast, but not always accurate.
We feel safe here.

Cons:
Pools, tennis courts, and other amenities are dated, but still functional.
Lots of younger people; not the quietest complex, but not the loudest by a long shot.
Everyone has a dog.
Snow removal isn't great, but it does exist.

Overall a good enough place to live for now. I wouldn't retire here, but its good for the price. We got a great special, as they are never full; don't go by the prices on their website.

The problem comes upon move out. I have a feeling your opinion will be much lower then. Be sure to document all damages upon move in and take pictures upon move out. I would also suggest doing a walkthrough with management.
