Nice Condominiums Close to Downtown Dover

I moved into my apartment in June of 2006, when the last portion of units were being sold by Brady Sullivan Properties (BSP). When the condos were on the market, BSP kept up with most maintenance issues. As they were sold, maintenance was reduced. When the Cricket Brook Condominium Association (CBCA) broke from BSP, they realized things couldn't continue functioning with the present financing, so condo fees were raised to a realistic level. Issues never dealt with by BSP such as, flooded parking lots, pool maintenance, grounds maintenance are now being addressed. There is an on site maintenance employee who does and excellent job. These are some common issues and how they are dealt with...........

Parking - The water drainage has been redesigned so hopefully the lot will not flood again.

Winter Parking - Cars are not towed during winter bans on parking, so snow does pile up. No matter where you live, you will always have inconsiderate neighbors who don't help by moving their cars when a plow truck arrives.

Grounds Maintenance - Excellent job by the full time employee.

Laundry - BSP holds a long term lease on maintaining the facility. The lease does not require them to pay the electric bill for running the machines. Negotiations regarding the fairness and the legality of the lease are being conducted by BSP and the CBCA.

Swimming Pool - The paint job contracted out by BSP immediately began to fail. The pool is still used, but it needs work to improve its appearance.

Mold - If you clean your entire apartment at least once a year, this shouldn't be an issue.

Insulation and Noise - The buildings were designed in the early 1970's, so the walls are thicker. Modern condominiums use low cost materials that don't insulate for noise as well. The thicker walls means noise levels are lower at Cricket Brook. The apartments retain hot/cool air very well, with the help of new windows that were installed on all units.

Neighbors and Noise - All the units are one bedroom apartments, so almost no families with children live at Cricket Brook. The units are inexpensive, so that brings in individuals from a lower income bracket which statistically means more social problems. University students do rent some apartments, but they are not especially loud. Dogs are allowed, and some of them bark when left unattended, so that can be an issue.
