My previous landlords in Keene have been awful because they can get away with so much with college students. Although my current apartment is small, it's an individual unit with many things you won't find in Keene for a decent price (a full kitchen, a living room and separate study, real closets, a BATHTUB, a quiet street, decent neighbors). Sure, the building is old and has some wear, but that's to be expected in a neighborhood like this and with a college clientelle.
Repairs are always made the next day (the one time it didn't happen, Sue showed up personally to apologize). I always get replies to my inquiries. And my heat bill was very reasonable ($60 for 3 months on oil mid-winter).
Definitely look over the property before renting. As in any college town, many properties are destroyed by irresponsible tenants and may not be fixed before you move in. Talk to the current resident and be sure everything works okay. Many issues can be avoided with a careful inspection, and also considering that there are much worse places to be living in Keene (I spent the past 2 years in such places.)

DEAR POTENTIAL RENTERS,
Hello! I wish to remain anonymous, but I was a tenant of Bill and Sue at Colonial Rental Management for three years. I'm not sure if KatizMagic was living in a 2x2 foot closet, but I was paying between $150 to $250 a month in oil heat bills while living in a VERY small one bedroom apartment located on the top floor of one of the buildings that they own. I hardly ever turned my heat above 65 degrees fahrenheit throughout each winter.
Kornball, the poster above, is right in saying that their heating bills do not show the amount of oil consumption. The only thing that they show is the price and the time period.

I just moved out of there building and we turn off the heat in April and they sent us two oil bills a feb march bill and April and May bill and our April-May bill is more more money then the feb bill. I decide to report them because they cant even get receipts to show us about the oil. NEVER RENT FROM THEM SLUMPLORDS

I live here aswell under Colonial Rental Management. My oil bill was over $800.00 from February 07 to end of November 07 months, parts of it estimated off of the previous year, and the bill only showed dates and dollar amounts. I had my heat off for all but a month and a half of this bill. The oil bills are complete guesses in my opinion as nothing that was used to calculate the bill is included. My heat was off as of mid march and not turned on until after the period I was billed for. They also refuse to show you any paper work as to how they got there numbers which I asked for ... so that tells me guestimation!

I think the students/parents who rent an apartment from Colonial Rental need to research how they are billed; everything seems really sketchy and should be investigate by the state. This is not the time to be screwing the college student or the parent who are paying the rent. If enough people posted online with complains and write letters to the Mayor and Councilors of the City of Keene the problem will get solved. Also write letter, call and email to the President of Keene State and tell her how a person who wants to Mayor of Keene is treating the students of her college. What would happen if that come true!
And you have the right to demand a REAL oil Bill!
