For the plus side:
*Washer/dryer in the unit (such a big bonus I can't even begin to explain it!)
*Cats/dogs allowed (a lot of places don't allow pets)
*Parking is usually not a problem as long as you get home before 6pm
*Tenants - as long as you can get along with your downstairs neighbor you should be fine but if they don't like you they will complain about everything you do to management without talking to you first
*Very large master bedroom
*Good location, close to highway, shopping, and grocery stores
*Maintenace is usually good about fixing minor problems in a reasonable time period.
*The office staff is good about removing late fees if you usually pay your rent on time and they like you. If they don't like you, forget about it! 10% late fee for being 2 days late on your rent.
Now for the down side:
*The pet fee is too high, especially since they will still charge you to replace the carpeting even though you paid a $250 deposit and $35 per month in extra "pet rent" Isn't that supposed to pay for the new carpeting'!'!
*If you get home after 6pm forget about parking near your apartment!!!
*When it came time to sign a new lease they told us our rent was increasing but if we signed a new lease before a certain date our rent could stay the same. Sounds like a deal right' Wrong! They were advertising new apartments on Rent.com for almost $200 less than what we were currently paying!
*There was a huge leak in our sons bedroom, our bedroom, and two places in the living room during the winter time. Maintenance did nothing! Two months after the leak they posted notes on everyone's door saying maintenance would be coming to do repairs on the ceilings to fix the problem. The next day there was a note saying they had made all necessary repairs. They hadn't touched a thing! They didn't even bother to paint the brown stains on the ceilings! When we asked about being reimbursed for our sons mattress that was ruined by their leak, they told us we should have renters insurance to cover it.
*Rent prices include NO utilities, not even water and sewage which is added onto your monthly rent at an ever fluctuating rate. Overall the rent is high but that helps weed out shady tenants.
*I have no idea what they are talking about when they say "luxury". The bathrooms and appliances are outdated and need remodeling.
Overall:
The washer and dryer in your own unit and the higher quality tenants probably outweigh our brown ceiling stains and overpriced pet fees. I probably wouldn't recomment Bay Ridge to anyone, but I doubt I would tell someone they were stupid for renting here.

They offer lower rents to new tenants (which brings in the riff raff) then up the rent after 1st year. Tenants used to be mostly professionals - not anymore. Also pet fee is $40.00 per month not $35.00. The fluctuating monthly water bill alone with a $3.01 service fee for reading the meter is also tacky! Talk about nickel and diming the tenants!

I am also a resident at Bay Ridge. Overall I feel that this is a fair review. I had similar problems with severe leaks in the ceiling this winter (due to ice dams on the roof). I was told by management that this is a wide-spread problem at the complex. Like you, I was disappointed by their poor response to the problem. Due to this I plan to move out before next winter and would not recommend the complex until they take steps to ensure the leaks will not reoccur.
I am not a lawyer, but in my opinion you shouldn't need to use your renter's insurance to recover damages caused by their leaky roof. Their negligence (e.g., poor roof construction and maintenance) caused your damages. If my personal property was damaged by the leak and they refused to compensate me I'd file a claim in small claims court.

We had those same leakage problems in our apartment the winter of 2003! The kicker for me is that they never warn tenants that this is happening, so you go blindly on your way until you either step on your soaking wet carpet or get into a wet bed. When I called maintainence to tell them we had a huge water bubble on our livingroom ceiling, I was told to get up on a chair with a bucket and pop it with a pencil! And they never fixed or painted our ceilings, gave us a discount on our rent or anything. If you want anything from them, you have to get down on their level: be nasty, complain all the time, complain to the main AIMCO office and threaten to sue them. It's horrible. Now that you know these leaks have been ongoing since 2003, maybe you have some more ammunition.

Bayridge staff does not warn tenants about anything, except late fees on overdue rent. Never mind that there have been multiple cars broken into each and every weekend for weeks and staff still hasn't notified tenants about it. I only found out because I walk my baby and saw folks at Dog park who were outraged at many thefts occurring and Bayridge's lack of responsibility for it's tenants. Just call Nashua Police and they will confirm b/c the public has a right to know. This place is a true ghetto now. We are so gone as soon as lease is up. I agree with the response above about the nickel and diming. $3.02 for reading a water meter, $40.00 for a pet, what's next $25.00 per child or $7.00 monthly parking fee? How about .32 cent a month for mailbox key. Unbelievable!

To those referring to this place as a "ghetto" and "slum," how often are there drive-bys, or just shootings? What gang or crew would be the biggest worry in the area (you can tell by the graffiti...or as it is called in the "hood" taggin')? Or are there rival gangs I have to worry about (again check the graffiti)? Oh, what colors should I avoid wearing to avoid getting shot? Or better yet, which complex is NOT ghetto but still in the same area (within 2 miles please)? What is the police response time? In Los Angeles LAPD is usually 1-2 hours if there is no car chase.

Dear CA to NH, Guess what? There are gangs in Nashua New Hampshire and there are "hood tags" as you refer to them in Bayridge. Just drive around the place and look at the electric boxes and car ports. They are all tagged MEMO Also, the police response time is no-show, so 1 to 2 hours sounds good to me. Called 3 times last summer for woman screaming in parking lot. Police no showed! Moving on out the ghetto tomorrow.
