The pros definitely outweigh the cons

PROS:
*Excellent floorplan
*Very large master bedroom and living room
*Adequately sized second bedroom
*Galley style kitchen with look through into the living room
*They are one of only two apartment complexes in Nashua that allow dogs
*Ample parking as long as you are home before 7:00pm
*Staff was always respectful
*The rent was very fair for the amount of square footage
*Very convenient location - supermarket right across the street, highway less than 1/4 mile away
*Playground areas for children which are generally kept clean
*Swimming pool and fitness center
*Maintenance staff responded promptly to requests and were usually able to fix the problem in one trip.
*The hot water heater was large enough that it allowed us to take 25 minute showers without running out of hot water.
*Dishwasher
*Small security deposit required
*Minimal pet fees
*Air conditioner wall unit is old but still very efficient. Combined with a window unit in the bedroom at the other end of the apartment, our appartment was very cool all summer.
*Landscaping and the outsides of the buildings are very well maintained.
CONS:
*The windows are EXTREMELY drafty.
*The heater in the master bedroom did not work all winter. BUT we never asked maintenance to repair it. I cant speculate on whether it would have been repaired.
*The "secure" door in the entrance of the building was easily opened without a key by merely pulling the handle on numerous occassions.
*No washer/dryer in the units, and only one washer and dryer per floor although there are at least 8 apartments on each floor.
*There is ZERO flexibility in the lease terms. We were charged a "lease termination fee" of more than $3,300 to break our lease PLUS we had to continue paying rent for another 2 months due to the 60 day required notice.
OVERALL:
*I can't really hold the lease termination thing against them because we signed a legal contract to live there for 18 months and moved out after only 13. They are a large complex run by a corporation - they are not swayed by individual circumstances like a landlord would be. That is the price you pay when living in a complex.
*We put up very heavy curtains on all the windows and that definitely helped with the draftiness of the windows.
*We used a space heater to cancel out the broken heater in the master bedroom.
Those were the only major problems we had with the apartment, so I would definitely recommend Boulder Park to people if they are willing to perform similar remedies and are certain they will not need to break their lease.
