Well-run apartment complex

I recently moved out of Pheasant Run because I relocated to a different part of the country, but I lived in both the Danforth Road and Silver Drive apartments for about two years each.

In most aspects Pheasant Run is pretty average compared to other apartment complexes in Nashua. Average in rent, amenities, appearance, age of complex, quality, etc. More on these later. Where Pheasant Run really stands out is the quality of the staff, including property management, maintenance, the nighttime security guard, and in particular the folks in the leasing office.

Every single one of the folks in the leasing office was always very personable, and they all knew my name, which was appreciated. I came to think of them as friends of sorts. They were very professional, and always took care of any maintenance requests. They signed for packages and would give me a courtesy call if a package has been sitting at their office for awhile. When I was having problems with my phone service and couldn't make calls, they not only let me use their phone to try to get things fixed, but even did some of the leg work with the phone company to get my service fixed. They even notorized and helped fax my apartment lease when I was moving out and to a new apartment across the country! I have to say, they have their act together at the Pheasant Run leasing office - 10/10 for them!

Props to property management as well. They were willing to work with me on leasing terms and price to fit my particular circumstances, especially after I had been a tenant there for a while. When the economy wasn't doing so hot and I wasn't sure how stable my job was, after my initial one year lease was up for renewal, management agreed to let me do a tenant-at-will agreement (month-to-month lease, basically) for no extra charge per month. Of course this month-to-month lease gives them the right to kick me out or raise my rent each month if they wanted to, but they never took advantage of that. As a result, I ended up having the month-to-month lease for like 3 years! This helped my particular situation, and they got the same amount of rent from me and kept me as a happy tenant. The last thing I'd like to say about management, is that they were very accomodating when I had an issue with a downstairs neighbor in the Danforth complex. More on this later, but they ended up allowing me to move to a Silver Drive apartment mid-lease, with no penalties. Honestly, I'd have to give management a 10/10 too.

I have to give a nod to the maintenance team as well. I would consider them above average. They were always prompt in taking care of maintenance issues, even major ones that required more skill then just turning a screwdriver or hitting with a hammer, which is the level you'll find at some complexes (including my current one). They were generally able to fix my problems on the first try. For those familiar with living in the snow belt region of the country, you'll know how important it is for parking lots to be plowed and walkways to be shoveled. The Pheasant Run crew were always out early to take care of both. As such, I never had a problem with snow while living there.

There was also a nighttime security guard that patrolled the parking lots and checked to make sure that only residents were parking there. Visitors we able to park there too, but if they were staying for more than a day or so, its a good idea for them to register at the leasing office to get a visitor parking pass. In general, I think they did a good job and were friendly to boot.

So those are pretty much the good points on Pheasant Run. Most everything else about this complex is about average as I mentioned at the top of this review. Just some miscellaneous comments about the complex:

The rent is about average for the area. Since its within commuting distance from Boston, just about everything in Nashua is more expensive then it needs to be. The further north and west you go, the cheaper the rent will be.

The complex is around 30 years old, which is typical for the area, so don't expect pristene buildings with nothing wrong with them. Floors may squeak, doors might not shut perfectly, things like that. They do replace the carpets, paint/repair the walls, all of the typical stuff usually done, and they have done some renovations to the buildings since I've been there.

The Silver Drive apartments offer more control over the heat in the winter then the Danforth Road apartments. Management turns the building heat on in the fall and off in the winter, so there may be some cold fall days before the heat has turned on, and some hot spring days before they turn it off. Silver Drive apartments have a thermostat, but Danforth Road apartments don't (at least not one that functions). The thermastat will allow you to turn the heat off to your apartment if the building heat is on for the season, but you're out of luck trying to get heat if the building heat is off for the season.

Again, don't expect the same building quality or design of a modern apartment complex that's only like 5 years old - apartment construction has come a long way in 30 years as far as design and layout, as well as things like sound insulation between apartments.

That brings me to my next point. The walls and floors are pretty thin, so make sure you don't get noisy neighbors if you can help it. For this reason I try to go for a top floor. My Danforth apartment was on the middle floor so I could hear the upstairs neighbor walking around. Other than that it's a fairly quiet community, and not much, if any riff-raff. Most folks living there are just working folks, so I always felt safe and it was never that loud.

Being located close to route 3 and near all of the shopping was a plus, except traffic could be a problem on weekends and holidays with everyone going to Pheasant Lane Mall. For the most part, traffic was more of an annoyance on occasion rather than a serious problem (i.e. it was tolerable).

Parking was a bit of an issue, but I was almost always able to find a space. Since they are a bit short on parking spaces, they only issue one parking permit per person on the lease. I lived alone and have two vehicles, so I had to keep one in public storage. Something to keep in mind if you have more than one vehicle. There were times when I had both vehicles there for a short period of time, and it was generally not a problem. Occasionally the nighttime security guard would leave a not on the second vehicle, but I never felt like they were actually going to tow it, but maybe I just got lucky. On a positive note, management did make me a portable parking permit (which is usually a sticker) that I could switch between vehicles depending on which one I was driving at the time - I thought this was pretty considerate.

In summary, many of the downsides to Pheasant Run are common to other complexes in the area, so they are no worse in most cases. Where Pheasant Run shines is with the people running it. They do a great job. If I move back to Nashua, I would strongly consider living there again. I hope this review helps. I know its lengthy but hopefully it will contain some useful information based on my close to 5 years experience there.
