The property and price can look tempting when you sign the contract. But before that, make sure you read the terms of the contract carefully. Mine contract actually included a term of $50 per month rebates in the first year. After my one year lease expired, they took away the rebates, and increase the rent. If I would have chosen to stay there, I would have paid 10% more in rent.
If you chose to rent on a monthly basis instead of signing a one-year lease, you will be paying $300 more on a monthly basis. So, you do the calculation. With all the hassels of having to move in and out, they know you will not have many choices but to agree on the increases in rental.
Therefore, my only advice to those who want to be treated fairly would be, do not move in in the first place.

They made it very clear to me that my monthly rebate was for the first year only and then the increase on the montly rent would go off the standard market rate for the second year on. You shouldn't have been suprised by any of this from day 1.
