Their lease states that there is a 5 day grace period for the monthly payment. This seemed a little short to me as all mortgage companies, credit cards and car loans that I've ever had give 15 days, but fine. The first month I was there I posted a payment via Bank of America on the 30th, dated for the 5th. It was a Friday and payday. On the 4th I returned home to fine an eviction notice, which entailed a fee. The check, although mailed by BOA on the 2nd, went missing until the 15th, which entailed another fee. Month 2 I posted a check, via BOA, 10 days before the first. This was mailed by BOA 3 days before the 1st, as standard practice, and again went missing until a late charge was due.
During this period the pinic table outside my back door disapeared, repeated requests to fix items in the apartment were ignored.
I learned that the apartment had been under water for the past 2 spring seasons. Not just flooded but literally under water.
I'm from Gilford and came here for work. Gilford is in the hills and has no flooding problem. When I asked Cheney why I wasn't told of the flooding "issue" I was told it was common knowledge and they were totally "up-front" about the "problems".
I'm 51 years old, a professional, I have not rented in 25 years. When I did rent it was in Boston from some of the biggest slum lords on the planet (think student housing) and I have never seen pricks like this.

| We are writing in response to this post to correct some facts. Our grace period is actually only through the third of the month which is clearly stated in our lease as well as reiterated in person at key pickup. When a residents' rent check is dated the 5th, as this poster stated his was, obviously it is not being paid within the grace period and, yes, a late fee is charged. We gave this particular resident the benefit of the doubt and, although we don't like to deliver Eviction Notices, when it is the 8th of the month and rent remains outstanding, we do deliver this notice. This was the case here...the Eviction Notice was delivered on the 8th, not the 4th, and it is New Hampshire law that dictates the fee due upon the delivery of this notice. Again, the check was dated the 5th, received by us on the 10th. The poster states his check 'went missing'. If this is insinuating that we 'held' the check, that would be mistaken. We have no reason to arbitrarily decide to hold a particular residents check. We have bills to pay and get any payments received in the bank immediately upon receipt. The picnic table which 'disappeared' was not assigned to this resident in any way, rather it was for the use of all residents so perhaps another resident moved it nearer their apartment for dinner one evening! As for flooding, unfortunately this apartment, as well as thousands of homes throughout NH, flooded in the springs of 2006 and 2007 to the extent of a statewide emergency being declared by the President. Gilford is, as the poster says, in the hills, at an elevation of 750 above sea level. Newmarket is 39 feet above sea level. The flooding was not a direct result of rainfall, nor due to negligence of the landlord, but rather it was due to the torrential rains causing the Lamprey River to overflow its banks. Due to the location of this apartment, overlooking the river, it succumbed to the floodwaters. We are always open to listening to questions/concerns of our residents, however, this resident did not discuss any of his concerns with us before buying a home and breaking his lease. | |

Listen, i have my issues with Cheney as well (in regards to how overprices the apartments are) but is that really a valid complaint? that they dont give a bigger grace period with late monthly payments? why are you late on the payements anyways? sounds like an irresponsible/lazy renter to me
