Now that I received my check, fortunately for the full amount, I can put that 14 month nightmare behind me. The bottom line is that everything negative you read on this website is 100% true. My hope is that more people read this before they sign away a ton of money to time well spent . The only way this place won t continue to rip people off is if more people see through the smoke and mirrors of their operation. So tell your friends, family and anyone you talk to not to rent here. So here are some things that make this a horrible place to live. I am very surprised that they don t have a poor BBB rating because of some of them.
1) The people who live there It s not everyone but a good portion of the people are rude and disgusting. They drive like jerks and let their pets defecate everywhere including the elevators and stairwells. In Avalon s defense they can t do much about this and do post notices in the newsletter.
2) Staff kills you with kindness They act like they are trying to help you but in the end their efforts are toothless and a waste of your time asking them for help. Again, often there is only so much they can do and I guess it s better than being rude and doing nothing.
3) Building construction This place is so poorly built. It may appear nice from the outside and lobby but it is a house of cards. CHEAP, CHEAP, CHEAP. You will hear every footstep whether it s heavy or light if you have someone above you. I have lived in many other apartments and this was worse than all of them combined. You don t hear much from the sides or below just above. If you have to live here then make sure it s on the top floor. The extra money they charge for is worth it for the quiet. They didn t build the complex and they are the 3rd owner in 6 years which tells you something about it.
4) Rent & Utilities - Basically the place is a rip off for what you are actually getting. They really aren t that small but the parking is an issue. For all the other headaches it isn t worth it. The fact that they charge you a flat fee from the water company regardless of the usage is absurd. Water bills are supposed to be the cheapest utility yet I was paying 2x as much for than my gas bill. I wonder what kind of kick back they are getting from the water company. And don t think you can apply for a renters rebate during tax season because the land is property tax free for Avalon which precludes you from getting any money from the government. Avalon fails to mention this when you sign the lease and in fact only told people well after W2 were issued.
5) The move out process I have never experienced something more complex and confusing with such a potential to rip you off. Read the lease .it basically says that you have to put in writing that you want to be at the final walk through which conveniently for them occurs after you move out. They don t do them on the weekends and can t guarantee that they will schedule it around you. And in writing it says that your absence from the final walk through automatically means you agree to all charges they determine. They offer a preliminary walk through 2 weeks before you vacate which they will gladly do but all of your belongs are still in the apartment so how can they really estimate all charges. I read about their practices on this website so I completely moved out before the 2 week walkthrough. It was the only way to ensure I was getting my money. I received signed final walkthrough paperwork then which said N/C as well as photographing and videotaping every square inch right before I gave in my keys. (two weeks before my lease was up) . Let me make this clear ..you will have to clean every square inch just like it was when you moved in. This includes under the oven, behind the frig, window sills, etc. They want it returned they way they gave it to you and if you don t they take your money. Hopefully, you didn t just receive new carpets because they will use any furniture settlement mark to charge you for a new carpet. Plain and simple, they make a ton of money when people move out ripping them off. You have little recourse and you aren t going to court over $500 and they know that. They are huge company with full time lawyers and you won t win.
6) Pet buildings They claim to segregate the buildings but shortly before I left they started to allow pets into my non pet building without telling the residents who lived there.
STAY FAR AWAY FROM THIS COMPLEX!!!!!!!!! I am so glad I moved out. I am not here just to gripe .I am passing the word along so potential and current residents are fully aware of what goes on at this place.
