Terrible Experience

I am writing this almost a year after I moved out because I was steamed about the experience for so long, I just couldn't write this without getting pissed off.
The apartments themselves are fairly nice for the price, although they have kind of cheap ammenties. (Nasty cheap linoleum floor peeling up from kitchen, cheap cabinets, that fall off the hinges if you so much as breath on them.)One thing that I didn't like was that the kichen was tiny and the W&D was in the kitchen. But I could deal with that for the amount I was paying...the rooms were very spacious.
What I could not deal with was the other tenants, maintenance, and the office staff. When we moved in, we had no screen door. We asked the maintenace man to get us one, and he replied "Maybe, if I can find one lying around." So we went the whole year without one. Other times we called them about minor problems (toilet, etc) they would never come to fix the problem.
I did not feel safe living here. Be advised that although the mailing address is Absecon, the complex is actually in Pleasantville. There was always loud music, shady characters around the complex 24/7. You would often see police activity. One time my fiance was walking the dog and saw a strange man near our window...when he saw him, he quickly walked away...the next day we realized our screens were on the ground. Like someone else said, domestic violence was a problem. We had to call 911 for our next door neighbor 3 times, including one time where we awoke at 2am to her screaming "Call the cops, I don't have my phone, he is going to kill me." Needless to say, I was terrified to live next door to this man.
Additionally, my other complaint with the other tenants was the blatant violation of the pet policy. We were told there were dog breed restrictions, and of course, the paperwork said they had to be leashed. Half of the people in the complex owned pitbulls, and never leashed their dogs. There were many times where they would run up to my little 30lb dog and one of us had to scoop her off the ground to protect her from the bigger dogs.
Initially, I thought the apartments looked nice from the outside. However, after a few months I noticed there were abandoned cars that would sit in the same spot for 6 months. Some kind of maintenance guy or maybe someone who lived there, kept a Sanford & Son style pick-up truck full of junked up air conditioners and the like in the parking lot, which kind of made things look worse. Also, we had no recycling (at least in our section) for the first 7 months I lived there.
My biggest complaint was with office staff. We had many conflicts. We should have known from day 1...they told us to bring a certified check for a certain amount. When we got there, the woman did the math again, and the total amount owed came out to $3 more than what she had told us. She made this huge deal about it, and wanted to send us back to get a whole new check for $3 (even after we offered to pay it in cash.) ... we finally convinced her to bill it to our account. There was an overall feeling of disorganization and carelessness from the staff.
We started recieving incorrect/statements bills from them for rent...charging us less than what our rent was. Whenever I called to clear up why this was happening I was told that the person I needed to talk to was at lunch...no matter what time I called. Finally I decided I would just pay the amount it said, and they tried to evict us for it. Then when I called, they were suddenly available to talk.
Whenever we asked for a copy of our lease, we were told that they "didn't have the records in their office". Is it not called the LEASING OFFICE''
About six months after we got our dog and paid our pet deposit, a pet deposit charge started appearing on the bill. When we called them and told them we already paid it, they told us they hadn't and they had no record of such thing. They basically forced us to pay it again, WITH a late charge for not paying it.
They gave us a form, near the end of our lease, to fill out if we were not staying. Nowhere on this form did it say how many days notice we had to give. When I handed it in to an office worker, she literally laughed in my face, which is obviously the professional way to handle things. She told me it was too late, b/c I hadn't given 45 days notice, our lease was automatically renewed. I told her that it wasn't stated on the paper. She scornfully told me that this information was on my lease. I reminded her that I had requested a copy of my lease several times and my request had been denied, so how could they expect me to adhere to something I can't read' Suddenly, they were able to give me a copy of the lease!
But before, I left the office that day, I pointed out that even if it was in my lease, they should send out something with a reminder of this policy. Lo and behold, they suddenly produced a copy of a letter with our names on it, dated from a few weeks before. Except it was a copy, we had never recieved it. Well if that's the case, I'll write a letter giving my own notice and date it from last month. When we went back and read the lease, it stated that they had to give US notice 60 days in advance, and if not we had 15 days from when they gave us notice. If they actually knew what they were doing, they would have sent this letter certified mail. (I sincerely doubt that they EVER sent it at all.) Since it was not sent certified, we won out and they took our notice.
However, during this last altercation, while the staff was flipping through our file, guess what I spotted' A copy of the original pet deposit check that they had claimed they did not have months earlier. I had proof that they did indeed charge us twice.
The woman who was the office manager at that time was brand new to the complex. She was probably the only competent person in the whole place. I felt bad for her...she seemed flabbergasted when she looked through our file and saw that we had been charged twice for things, etc etc.
I would NEVER recommend the Landings to anyone. For my fellow Stockton students...there are MUCH better places to rent off campus for a comparable price. I would also never again give a dime to Morgan Properties. In fact, this experience had turned me off to complexes in general. I now rent privately in a much nicer, safer location, for not much more, and I deal with my landlord directly instead of through incomptent office staff. SROlYjGrgm2VnM-SactV
